After they finally finished the tunnel, rodfai has been ok to drive to 7, takes maybe 10-15 mins from the south to get to the highway ramp and then make the u-turn at Suk to head to BKK.

 

You might save about 30 mins if you're right next to 7 in the northern part of your red area. Makes sense if you drive often. I've always named that area "Naklua" though, dark side for me has been south of highway 7, east of Sukhumvit, down south until Chayapruek. There's no official definition, of course, just my .02

I believe OP made a good point about money rates. Also Visa issues stopping many from being here the full year at least.

Two of my favourites closed just on the near side of dark side on soi khao Noi.. Businesses relying on falang doing it tuff.

Unfortunately, sadly, the law of the universe.ie constant change.

The whole area in general has suffered over the last few years, especially the Brits, I know of several guys that retired here when the Pound was 70 odd to the Baht, with the current exchange rate a lot went back home, the rest stay in to save money, couple that with the huge downturn in the O & G industry, where a lot of those guys had to go back home.

Dark side is an unofficial farang reference.  It's unofficially the area east of Sukhumvit were most of the Farangs are.  So East Pattaya within the boundaries you described.  Not East Naklua.  I don't think there are nearly as many Farangs in East Naklua but I have never been so not sure.
