Featured Replies

i am renting out my condo soon can anyone tell me what i have to do/need

to report my tenant tm30 or whatever? i live in chiang mai

You will need to complete page one of a TM30 form. And enter the info about your tenant on page 2 of the form. Download: TM30 Form Notification of aliens staying at a residence

You will need proof you are the owner of the condo and a copy of your passport photo page.

Be sure when you do the rental agreement that you provide proof of ownership of the condo and a copy of your passport incase your tennant needs proof of residence at immigration.

You will report your tenant using the TM30 form.

The 2nd part was advice to help your tennant incase they need proof of residence to apply for an extension at immigration.

Depends on the office. They may want the owner to make the report, but they might let the foreign tenant do it as the "possessor" of the property.

The law was never meant for the foreigner to report themselves, but it was written before we starting renting and owning property en masse. The purpose of the report is for a third party to report that the foreigner is staying at their residence.

For a leased residence, section 4 of the Immigration Act defines the house-master as the chief possessor of the residence in his capacity of tenant.

Section 38 requires the house-master or the owner or the possessor, listed in that order, to notify the arrival of foreigners at the residence.

Therefore, the tenant and the owner should agree with each other who of them shall take on the responsibility of making this notification to immigration.

The single biggest problem in communication is the illusion that it has taken place
