I bought a house in 2006 and married Thai wife in 2007. I have 30 year lease on the property. I would like to sell it,do I need approval of my wife? What about splitting the money, as mensioned above I got married after buying the land and house.

Thanks.

Blue housebook. My wife's name.

Yes, as I said: you own the lease, your wife owns the house.

If we agree together to sell it do I get half?

Thanks.

Did you sign the lease with her before or after you were married?...

Are you on amicable terms with her?... :coffee1:

As I mansioned above signed the lease 10 months before we married.

She drinks a lot and when she's drunk she's a pain in the a..., when she's not ok. She's not after money.

It’s her house legally... So you must convince her to sell...

She could keep 100% of the proceeds legally... You have no ownership rights...

The only leverage you you have is the lease that allows you to stay in the house for 30 years... This would not be of much leverage to force her to sell if she doesn’t want to sell but could induce her to share the proceeds if you relinquish the lease as part of the sale...

A lot depends on the lease wording.  Is the lease transferable? And who would want to buy a property  with only 17 year lease anyway? As your wife owns the land you can't sell it. Make an agreement  with her when she is sober.

You get what she is prepared to give you, that's the bottom  line

Seems to be a classic example of what use having a lease or usafruct is.... OK if you wanna stay in the same place all your life or 30 years but monetary value is zilch.
