Dear Forum,

 

I bought a brand new house around five years ago on a mortgage since I was working in Thailand. Its still in great condition and in a good location, however, as I have moved to work in a different country, the house is becoming increasingly difficult to maintain. And if I am completely honest, I can't be arsed with it. 

 

Basically I want to sell it and buy a condo in Hua Hin or somewhere else where I can chill out when I am on holiday.

 

I have a few questions though as this is my first house and I've never tried to sell one before. If you can help with the following questions that would be great:

 

  • What fees do you have to pay your mortgage lender once you sell your house? I know this will vary from lender to lender but a rough guide would help?
  • If you want to use another mortgage to purchase the condo (from the same lender) is this possible even though you no longer work in Thailand?
  • Could you transfer the mortgage to another condo once the house is sold or would they have to rewrite the mortgage? (Not sure if this question even makes sense).

 

Sorry if these questions are dumb but just want to get rid of this house as really its a ball ache to start pissing about with gardens etc and maintaining it.

You have to obtain the payout figure from the bank or lender.

Q .  If you want to use another mortgage to purchase the condo :

As a farang, it would be highly unlikely that any bank or lender will provide such a loan.

Q .  Could you transfer the mortgage to another condo once the house is sold :

No .... the mortgage is for the house and cannot be transferred for another dwelling.

OP, a lot would depend on the ownership structure, GF or wife is the actual owner or company ownership, leasehold etc.

 

As for the loan, you cant just move a mortgage to another property. My wife recently re-financed her house with the same bank and even that was closing up the existing mortgage and reapplying and qualifying for a new mortgage.
