You should never trust Thailand that much. I worked there for 3 years , I learned enough to not have trust. Mainly because they don't trust me. Never ever do business with entities where trust is not mutual. Politically and economically. I mean what is more to say for a country that doesn't allow you to own the land you're staying on. 

 

 Basically you become a prisoner of your own property after a while,few years perhaps.    Renting out  ?massive capital gains tax,enhanced council tax,over 50% percent defaulting on rents now in UK,Covid will see a depressed market for years,forever maybe..repairs,just headache after another

   renting sure,nobody wants to rent,but after 65 most pensioners can get another benefit, not means tested or taxable ,from £200 per month up to nearly £400,more than pay a substitutional part of any renting

Hua Hin also has a few months a year a great pollution too, I am seriously considering settling in Ranong where it rains a lot but does not bother me, I like to "dance in the rain"
