So if you are overseas how do you get a Thai bank statement? Yes, I know there are online ways to print but generally the bureaucracy only accepts original letterhead versions from the bank.

They are from S'Korea and have been arriving since last month

 

 

As for the OP, what are they thinking, since when did a condo owner need 3 million baht in a Thai bank account, never heard of anything so ridiculous but there's always tomorrow 

 

If anyone wasn't convinced before they sure are now, time to leave

This makes one wonder.....If this is what they now require just to get a visa/entry for folks who have ALREADY invested in Thailand by buying Real Estate

 

What then will the new requirement be for retirement visa holders going forward who do not even own real property in Thailand? Based on this kind of thinking it

may go up considerably

This forum has had self righteous condescending poster for years putting down and belittling all visa classes lower than them......Like those 30 day border runners and those horrible rule breaking durtbags who live off 60 day tourist visas....Kick the bums out..... 

 

Now the visa tightening has got so bad that nobody can come to Thailand....So it's just not fair that they, the self righteous can't come to Thailand....lol

These guys have totally lost their minds - these financial requirements are insanity. 

 

Thailand is trying its hardest to set up plants coveting tourists who don’t really want to come here and endure quarantine, yet at the same time its tripping over itself to prevent simple entry procedures those with ties to Thailand who would endure quarantine. 

 

The whole mindset is inside out.

I actually think it shows their real mindset. 
 

There is a quote in another thread from one of their think tank that talks about “quality over quantity”

 

Sadly foreigners who have Invested in property and raising families area still seen as low quality when compared to their Chinese counterparts and down in the pecking order of who they want back.

If they are putting up these type of hurdles for those that have already invested in the country, how long before 400/800,000 baht requirement for Marriage/Retirement Visas are brought in line to this way of thinking?

Yes i can see a big increase in these limits coming soon, 1.5-2 million baht. That should get rid of most of the "poor" dirty farangs.

Three million is what I transfer every year, in the first days of the year to prove it is income from the previous year. So, if I was out of Thailand right now, I'd just wait until after new year to apply.

I alway thought they resented ownership of property rule was buy with money you can afford to lose lots of properties purchased for cash

entry to thailand is going to be to the highest bidders and how much they value there commitments for the next 12 months I am sure they have a smile that one too

I am one of the lucky ones we got back into Thailand from N.Z. on the 2nd Jan after my fathers funeral, I am the last member of the family so we have no intentions of going back to the N.Z. for some time unless the government forcers me to leave. I have a house in N.Z as a plan B if need be.

 

 

And I fully expect this is the Thai Governments chance to update the retirement visa requirements to say 1.2 million and 800,000 k for married people in the near future with a grandfathering allowance for existing visas.

Well one good thing for expats already here is condo rental prices have been dropping every month......I watched a 15,000 baht a month condo drop in price to 8500 a month......Lots of Condos getting cheaper.....Not just rentals but sales prices dropping....I think the Chinese will be picking up some bargain priced condos from expats who can't come back....
