You will be applying for a one year extension of stay (it is not a visa) based upon retirement.

To prove you income you will need proof of having 12 months of transfers from abroad. You will need a 12  month bank statement showing the transfers came from abroad. If not showing they came abroad you will need credit advises to prove they came from abroad. You need a letter from the bank confirming your account that should be done the day you apply or no older than the day before.

You will need a completed TM7 from with a 4 X 6 cm photo attached.

Copies of your passport photo page, visa, current extension stamp, most recent entry stamp and TM6 departure card.

Map to your residence from the nearest main road or intersection.

A copy of your most recent 90 day report.

You can make an appointment to do the extension that will same you some time.

Per my recent experience renewing a retirement visa at Chaeng Wattana, the passport copies should include all pages stamped by immigration since and including the original retirement visa.

Really? Even if said original visa is in a previous long-expired passport??

Don't know because that wasn't my experience.  I first copied just the pages with last year's extension along with the name page, but the officer sent me down to copy all the pages since 2018 when I got my first retirement visa.

Can any confirm,  "if renting""   to switch to Non- O Retirement Extension from Marriage Extension, in addition to what Joe stated above, are the following required :

Signed Copy of Landlord ID : TM30 or Last 90 days slip filed : (1) year Rental Contract : The last (3) months rental receipts, ( No sure all immigrations dept. asking for this one or not)  : Signed copy of the Landlord Blue House book?

I will also like to ask the following:

Does one's Embassy need to sign a letter confirming your Residence?

Does the Extension be stamped the same day?

Is a home visit / house interview with neighbors required for a retirement extension?

You are at the mercy of the officer you get assigned. best go in early and try to speak to someone about local policy. Otherwise....you may need to engage an agent...and pay for the mistake

It's among the transferred stamps that are entered on the first 2 pages of your new passport.

depends on the office / officer, but the answer is probably

my own office wouldn't be probably, based on the issues they raise even when there really isn't any, the answer would be definitely - solution (although I hate to say it) find an agent

I did PM you the co-ordinates of a reliable Fixer Agent (who also provides regular 'hand-holding' services) and services most of Thailand.

I would recommend applying early (e.g. 2-3 weeks before permission to stay expiry date).  In case your application is refused because of slipping under the +400K tresshold during the past 12 months, you would then still have sufficient time to engage a Fixer Agent to take care of the issue.

Also if by some miracle, border restrictions would be lifted by april, you could - in case of refusal because of the money slip - do a quick same-day border-run and return VisaExempt, then apply for the 90-day Non Imm O Visa for reason of retirement at your local IO, and in the last month of those 90 days subsequently apply for the 1-year extension based on that new Non Imm O Visa.

UbonJoe provided you with correct info.

I did sent you PM a comprehensive Guideline document outlining all options in detail to stay long-term in Thailand when over +50 years of age.
