What's your take on rent prices in Hua Hin and Pattaya?

In the Pattaya rea you can get an okay house with parking etc. for around 10k. A nicer house with a private pool will be 20-40k.

 

Location will play a big part.

 

I don't mind location as long as quiet, near a supermarket.

          Rents, property values , are going in one direction .

It does exist that units are under-priced, maybe not wildly but 30-40% but you rarely see it because those units are rented quickly..

OP, you really need to say the location. I've seen a few small houses advertised on FB for around 8k and condos 5-6 k in HH but one that cheap is probably in the middle of nowhere. Ok if you don't mind a 10-15 minutes drive every time you want to go to a 7/11 for beer, milk, bread etc

    It also effects , Land / House purchases , etc .

A friend of mine recently moved to Pattaya. He looked at condos in Jomtien. He walked into one of the nicest towers, the Riviera, and looked at a 36th floor unit with panoramic views, and when he was quoted 28,000 a month, he offered 10,000. They settled on 13,000. He said the agent more or less admitted the building was nearly empty, and they could not rent to sell anything, at this time.

 

On Samui, a friend of mine recently rented a private pool villa with a seaview, for 20,000 a month! Hundreds upon hundreds of villas are sitting empty right now. Entire subdivisions have been abandoned. 

 

I predict this economic crash here will be worse than 1997, and will be felt for many years to come. 

What was the sqm size of the place at Riviera?
