So what? That's probably correct.
My guess is he is considering Nirun because that's what he can afford, not because it's ideal.

Yes, those are the nightmare scenarios one gets into in the UK too, especially London. Potentially a year or more without rent, yet responsible for utilities, mortgage, rates and legal fees..etc etc.....Many sad cases where someone inherits the family home they grew up in, and then see it wrecked without any income and plenty of expenses. World has gone mad!

One of the problems in Scotland and soon to be England is your agreement with tenant has no contract period
