Laminate/Vinyl flooring over wood floor
Plywood: The comments on the glue and formaldehyde outgassing are so right. Choose wisely. Termites and Wood: Considering the fact that vinyl flooring is going to be applied over an old wood base, the termites (and carpenter ants) can still do their damage, except that you won't find out until the floor starts sagging or collapses. Laminated and or engineered wood Floors: I was never a big fan of laminates, but that was because I was unaware of all the improvements and engineering changes that were made. Today there are glueless products that fit together, and there have been significant improvements in water resistance. The fabrication process can also make the products very insect resistant. Hardwood: I am a fan of hardwood, but we have to be practical. Other than teak, the humidity and the insects make it impractical in most Thai homes. Engineered tile: I am impressed by the new options. I never liked it because it suggested cheap and knock off marble. Well, not anymore. The tiles that have been around for years are not the ugly stuff from years ago. They manage temperature better, are sturdy and cost effective. I had them in a condo I rented and they were decent. I didn't appreciate the type I had in the bathroom as they became slick and dangerously slippery when wet, but the version used in the galley kitchen and living area was well done and gave a warm ambience. In all cases, the subfloor has to be level, properly sealed and supported. -

True. That's why I live here comfortably, instead of struggling in Australia. I don't buy much imported food here. Every month, I stock up my freezer with Atlantic salmon, chicken breasts, steak, and pork tenderloin. Fruit, eggs and vegetables come from the day market. I buy almonds and Kelloggs Bran Flakes on Lazada. IMO those complaining about high food prices are not looking hard enough at local alternatives. A failure to adapt. Example: Cheese prices at Big C and Tops are ridiculous. I can buy a 500 gm block of Mainland Tasty cheese in Makro for 270 baht. OTOH, I can also buy a 500 gm block of ARO tasty cheese for 190 baht, and I can't pick any difference in taste. -

Doesn't matter. He is responsible whether he knew or not because it is him who makes sure his vehicle is roadworthy before allowing passengers. If he doesn't know then he shouldn't be driving. He would know what fuel the bus uses and would be inspecting every part before the trip. Of course they don't do that because TIT. Why did the front tire explode? It would be obvious to see that the front tire was in poor condition! -

That's why in the recent Vladimir's red line drawing we see that it directly mentioned responsibility for those why help the Ukraine - Americans. You say you understand shipping costs and tax, but i doubt you understand just how expensive shipping has become, In the last two years shipping costs have quadrupled, and that is about to get worse unfortunately. Massive taxes on imported goods, then you also have FDA charges, Transport and local distribution charges, then the end retailer needs to make a profit. So what does a kilo of Thai rice cost in Australia? -

TM.7 - Application for Extension Based On Retirement.
Thanks to all the information in this thread, I renewed my visa last week without any problem. In the past, I have usually gone in the morning and last year I waited two and a half hours to complete the process. Last week, I left Thap Sakae at 7.30 a.m. but because of heavy traffic I didn't get out of the bank until 11.15, so I had lunch and got to the Office at 12.40. There were only two people ahead of me, but more arrived as opening time approached. There was no system of queuing, but as many of the later arrivals seemed to be German speaking, I thought that it would be quite orderly. I was wrong. When the Officer removed the chain at 1 p.m., they all made a dash for it, and I went from second place to about tenth or twelfth in five seconds. Despite that, I was in and out in half an hour so, if I am still here next year, I will go in the afternoon and keep an eye out for the Germans. -

Take the advice from @Upnotover and @Pattaya57 above. That is best advice. If for some reason you decide to enter visa exempt that will also work. Currently visa exempt provides 60 day stamp and with Thai bank account in place you won't have any issue.
