What is good and bad about the Yensabai Condominiums?

Would you buy a Yensabai Condominium unit?

If you have ever lived in the Yehsabai Condominuims what was your experience there?

I lived in Yensabai a few years back was ok then , my mate still lives there and he reckons the general area (soi) and the condo block itself has gone down hill too many katoeys,people of dubious origin etc (his views not mine).

I signed a 6 month contract, with Alan Bolton( that's a beer you owe me), in 2002 and stayed till 2005.

It's well situated, fairly clean and well maintained.

On the down side you have the chinese bitch woman who runs it, and as previously mentioned, Soi Yensabai is on a slippery slope to no where.

I lived there for a couple of years - at least. First on my own, then with wifey.

Moved out at the beginning of 2005, as there were two many people moving in from other areas of the world, but it is conveniently situated for a stroll down to Walking Street. (Kurgen seldom got past Sunee Plaza).

The 'Chinese Bitch Woman' is a problem, but as she is an owner you can't do much about it. Her son (I believe) speaks excellent English, although with an American accent. The family own a lot of property in the area and are very hard-nosed.

There is a pool, but as I was renting, not a condo-owner, I had to pay a fee to use it.

There are single and double apartments, we had a single. It was enough - but then I am used to living in cramped quarters.

We had a sea-view when I went there, but lost it to Marine soon after.

But on New Year we could still see all the fireworks. And from our balcony we could watch the never-ending drama of life in Sunee Plaza, day and night.

If you are renting, I would say no problems. If you are buying to live there - depends on the life you want. Plenty of golf-players there, so you can always get a partner for a day's golf. The Sophon cable is connected - but you have to pay for it. It's reasonably clean and the girls will clean your apartment out-of-working-hours if you pay.

Security is reasonable without being obtrusive.

If the price is good - go for it.

But compare with other places on Northern Thai's books (I assume they are still the main agent).

appears 100% farang owned, let to a bunch of dodgy thais (and farang)

i would go there and look for a board, not use some agent. or just ask around. i even think there is some pattayaapartment.com with rental office like that ...

agent - never.

Its not cheap enough for what it is.

The adjacent and very notorious gay area is showing signs of gentrification. I would bet it will indeed gentrify over the next 10 years.

Currently, I call it the Arabic-pederasty district for its unique mixture of hookah bars and before sell by date male sex workers.

If you go out along the narrow Soi that approaches Yensabai Condotel, there are a couple of small restaurants that make a living off the residents, there is the Room Rent place which doubles as the Austrian Consulate.

To avoid the gay area you can go straight on past Hollywood to the shops of Pattaya Tai. No need to go down Soi VC, there is Soi 17 and Pattaya Tai, as well as Soi Yensabai (which is too dark and dingy for me at night).

This is all outside the condo block. Inside it is uncarpeted corridors, fairly plain doors to most apartments, although there is no objection to a better door if you want to install it.

It is OK, but as I said earlier, check out other similar-priced condos first.

My only objection really was that it was full of German golfers, French and Italian poofters and guys with snow on their boots.

And several corpses, agreed.

The only award I have ever received, outside sporting trophies, is the 'Oink' medal as third runner-up to MCP of the year.

I even missed out on the Grot Grog award for worst tasting beer in Benghazi - ten years in a row and never won it.

It really depends on whether you want to live there or have it as an investment.

I bought a couple of single units a few years back for my visits to Pattaya. The rental return isn't great - between 3-7% per annum, but I haven't bothered with promoting them in any way so I'm not complaining.It provides extra spending money for when I'm there. Resale value is probably 75% higher than what I paid, although I've no interest in selling them at the moment.

A double unit would be 78 m2 and it makes for a fair sized apartment.Views from the sea side of the building are better from above the 7th floor - on the pool side it doesn't matter.

The place could do with a lick of paint, but it's in reasonable condition.

The woefully under-used pool is one of the biggest in the area. I rarely see more than 3 others there during my daily swim.

Security has improved since my first visit, as they changed companies a couple of years ago.

In addition to the French and Italian poofters :o there are several American residents.

Hard nosed management? Hmmm....there was an alcoholic Irish chap harassing guests and staff in the foyer on an almost daily basis during one visit: nothing violent, just drunken rambling, asking for donations to "The Cause" and generally being a pain in the backside. I'm not sure for certain who made the 'phone call to Immigration but the problem ceased - sighs of relief all round.....All I can say is that I personally have found the management there prompt and helpful when required.

I've been offered a good price deal for renting a unit at Yensabai Condotel.

Since this topic is too old, I need some updated infomation, things must have changed a little in the past 4 years:

1- What is good and bad about the Yensabai Condominiums?

2- What are the most common types of neighbors? (thais, farangs, indians, russians, arabians, gogo girls, kathoeys...)?

3- How is the staff? Let's say some drunken farangs are bothering, what happens?

4- Are the neighbors too noisy? On the other hand, do they complain too much about noise?

5- Is it safe? I mean, safe enough to leave valuables (laptop, camera) in the room and go to Bangkok for 5 days without anyone breaking into my room.

6- In case I want a private internet connection (paying an ISP for me), is this possible?

7- The cleaning service. Is it included for all residents or is it optional?

8- Any additional information I should know?

Yeah that 200m walk to South Road and 300m walk to Walking street is a real killer, don't want to do that without a motocy.

According to Google Earth you are minimum 300m from South Road

and more than 700m - in full sun - from Walking Street...

And to add to this old thread, the build do need big renovations

and you have to be very very gay to like this area now...

Actually it's become much more middle eastern than it was some years ago. But still lots of gay businesses as well, yes.

Still, don't knock it, where else can you smoke a shisha, eat some Ghormeh-Sabzi and savor some world class sodomy all at the same place?

Actually it's become much more middle eastern than it was some years ago. But still lots of gay businesses as well, yes.

Still, don't knock it, where else can you smoke a shisha, eat some Ghormeh-Sabzi and savor some world class sodomy all at the same place?

I'm not into the gay stuff, but as long as they don't grab me in the middle of the street (like the lbs in soi 7) it's fine.

But the arabian guys make me worry a little bit. I heard that they are not pleasant neighbors (if they are in the AREA it's ok, but not living in the building)

Not sure if I am talking about the same place, but last Sunday I walked up the flight of steps into the big hotel/condotel on Yensabai (the one with the pile-of-rocks facade disco attached) to check out the prices.

Couldn't attract the attention of anybody behind the counter because they were arguing with a middle-eastern gentleman about his bill. I then walked around the lobby area and saw lots of hand written signs in Arabic, and walked out.

'Nuff said!

and more than 700m - in full sun - from Walking Street...

And to add to this old thread, the build do need big renovations

and you have to be very very gay to like this area now...

I walk quickly so the distances seem much shorter and only went out at night so no problems with the sun.

That was the Marine Hotel, nowhere near Yensabai Condo and not even on Soi Yensabai.

I have 3 condo's in there that i rent out ,i have 2 that are next to each other on the 2nd floor overlooking the pool that are for sale

Go to the condo itself.

They may still have some of their own units (unrefurbished) for sale and there used to be an agent in the block of shophouses opposite, part of the Austrian Consulate.

Best units are the refurbished ones on the 12 floor and there are a few more farang owned refurbished ones dotted around the building.

used to be a great building, I lived there and faced out to sunee plaza....one night I was awoken by cackling going on by some freak probably getting goosed so I proceeded to empty the contents of my fridge into that particular soi...onions-tomatoes etc...the noise stopped for all of 5 mins till it started up again...I used to get a lot of attention on my stroll down through sunee plaza with all the gays testing me out to see if I was a marmite highway specialist, I got my brother a job in one of them bars for the night as a singer, then some big fat german wanted to pay bar for him....didn't last!

it was a very impersonal building but a great location for a beginner in town who didn't want to rent a bike or the hassle of having a car!
