I prefer the northern end towards Dongtan beach and the water park, as the beach further south feels pretty isolated, though many might disagree. I’ve stayed at the 4 star ‘Jomtien Palm Beach’ hotel, which has a great pool. Avalon Beach and Welcome World resorts look good, though I’ve not stayed in them. View Talay 5 and 7 are apartment blocks near the beach, avoiding having to cross busy Thappraya road. There’s a large amount of road construction at the moment, just south of the above places. Jan 2025 is of course peak high season, so some places could be booked out. 2

I actually live in VT5 for my less than 180 days in Thailand each year (though I certainly don’t rent the place out while I’m not there, way too much hassle, and I don’t need the money). Short term rentals don’t bother me at all, and some of the younger Russian ladies provide a bit of colour to the swimming pool area in high season!). I rented VT5 short term before buying there, and I’m pretty sure that there was no change in my behaviour as I changed from a despised, delinquent Airbnb renter to an exalted owner.

I stayed there for more than two weeks and heard very little noise from the road or bar. It's not a girly bar with loud music, it's very laid back. 1

I stay at the jomtien beach penthouses, Soi 9 usually for a week to 10 days twice a year. I find it to be excellent. One bedroom condo apartment with separate lounge, kitchenette and balcony. Daily cleaning if required. I book via Agoda and costs around 1,500 - 1,750 per night. It's a mix of owner occupied and rentals. Nice swimming pool and never had any problems with noise either inside or outside. 2 minutes to beach, 7/11 at top of Soi and the Kiwi restaurant is a couple of shops further down. 1

A lot more than you can get a decent room for further up, I'm sure. But coming from the UK and Europe, once a year, it might be great value. Appreciate people's comments. But on my way back to Pratamnak I scoured Dongtan Beach Rd and I reckon I'll settle for that. I checked out one resort. It had pretty much everything. Nice quiet peaceful atmosphere, great big pool, great big buffet restaurant, big sea view, a stone's throw from the beach, excellent reception, and nice well maintained gardens. Nearby restaurants and French bakery. Regular Song Taow. Plus, and this will enrage a number of readers, I mentioned my daughter was Thai and they said oh well in that case.......! Hahaha. Warning: OP going off topic...I once composed and sang a little ditty with a French lunatic I met in Soi Ngam Dupree back in the 80s, entitled "I wanna be Thai". That was it. That was the feeling then. Being Thai seemed the coolest thing to be. Thailand was the best place on earth. How happy we were. Then Putin had to spoil everything. Dust everywhere. The one way system is creating problems too. It's hard going navigating along Beach Rd without u turns possible. And I'm not sure what the projected completion dates are for the whole project.
