Keyholding and House Viewing Service in Pattaya

I have a house for sale in Pattaya but I am not in Pattaya so arranging viewings is a big problem. I have relied on friends to hold the keys and open the house but with their work commitments and availability its become unworkable. I have left the keys with Estate Agents before, but they want a cut of the commission which is a non starter for the selling Agent with the customer who wants all the commission.


Is there a Company in Pattaya providing a service which can hold the keys and then meet potential buyers and the Agent at the house, (during normal business hours), open the house and let them view and then close and lock the house afterwards? The house is on Soi Chaiyapruek 2 near Silk Road Place. 

 

It would have to be a properly registered Company (for obvious security reasons) with enough available staff in order to meet the Agent at a prearranged time. NB The Agents don't give you much notice, usually its this afternoon or tomorrow morning etc

 

All sensible suggestions appreciated, thank you.

What is the difference between an Estate agent and a selling agent, so why don't you leave the key with the latter?

The selling Agent is the one with the customer, if you can let me know in advance which Agent has a customer who wants to view then I would leave the keys with them. But as there are multiple agents marketing the property I have no idea which one has a customer who is interested.

So you have dozens if not hundreds of copy keys which you would have to pre-send to all the agents that has been sent the details on FB and there is no control of who visits, because if they don't tell you you won't know. That's a recipe for disaster.

Do you have dozens if not hundreds of sales agents?

Are your "sales" agents named Somchai and Lek from down the street, and drive around all day with copies of title deeds?

 

Oh I see you work with Facebook agents. Good luck with that bunch of scammers

The vast majority of Estate Agents no longer have dedicated websites, or even premises, but use FB. If you want to find and contact Estate Agents in your area you have to use FB. Even the big Estate Agents who have web sites still sell on FB as opposed to their own sites. FB has totally disrupted the Estate Agent business, its no longer a shop, a sales person and a web site, that model has gone.

This makes no sense to me. I'll give you Lazudi as one example of many large Pattaya real estate agents with multiple offices and a website full of properties. They hold the keys and all buyers need to go to them to show them property

So if Lazudi are holding the keys and Fazwaz has a customer who wants to view and potentially buy, do you really think Lazudi will do this for free? Without wanting a cut of the commission? Very naive view of how the Agencies work.

The agent holding the keys will be the only one with an opportunity to show and sell, in reality here many agents list the same properties. 

 

I can see the OP's issue as I am involved with a similar situation myself. Having a trustworthy neighbour to the house for sale is the best solution.. some incentive may help. Another solution is to put someone into the house to stay.... that would have it's risks.
