Advise On Selling Our Holiday Home In Hua Hin

Hope someone can shed some light for us. We have a 6 bed villa with private pool on the Avalon Estate. Since we are no longer residing in Thailand we are wanting to sell the house. We have had in rented out consistently for the past couple of years but this is very hard to manage from abroad now. Any ideas or advise how to sell ? It seem very hard to sell established homes and the agents seem to have so many homes on their books that once you lodge your property with them - you never hear anything further ? I guess they focus on the new developments more perhaps. We have had our own For Sale Sign made which we have outside the property but as it is an estate with security it is not a place where people go past on Sunday drives, so just getting our home "out there" for sale is hard from abroad. It is a lovely home and in a beautiful location, but we really do need to sell asap. We have a Thai company set up and put our rentals through there to pay local taxes so the Land is in Company Name for the holiday villa and the house is ready to be transfered over to the new owners - all paperwork ready to be given in. The noun 'advice' is spelled with the C whilst the verb is to 'advise' and please try to keep your usernames succinct to help stop the page tables of other users with low-res browser windows from getting skewed.

I hope that helps with getting that sign erected properly too.

the long name was chosen for search engines I think, kind of SEO trick but outdated. Google in meanwhile punishes such practices.

Sean, people who 'pick up' on simple typo's (well, it easily could be) and throw them back at you ARE just 'trolling'.

To the OP; I work with a company that has a 'product' that will allow outright farang ownership of property in Thailand (via an offshore mutual fund ... mechanism fully approved by the Thai government).

It sounds like a place that might be worthy of investment, and of interest to others.

Aren't you a lucky nobody tonight then, that a simple piece of advice, which was asked for, was based on a repeated egg-corn that might help this young chap improve his resume, that was worth giving some polite advice on, as requested in the OP statement:

I am not here to criticise the pathetic standards of English language of this otherwise entertaining forum, but if I am asked for advice on signage, then I will answer as politely as possible. Now you have made this into some sort of comedy hour, when it was only some simple advice to begin with.

I live in Hua Hin. Ignore the pedantic word mongers. You asked a reasonable question and deserve a reasonable answer. The market is tough in Hua Hin right now. There are a zillion (word mongers?) houses for sale or rent in every price category and as you say if it's a gated estate, only the locals will know about it.

My suggestion is to advertise it in a newspaper back in your home country. Maybe the price will appeal as it is bound to be much lower than a U.S. or U.K. priced home - and it's also in paradise. I first came here just over one year ago looking for a property. We were offered many places and we could name our price. We are now settled, but many of the proprties we looked at are still vacant, so please don't rely on local agents or passing trade.

Remember what you paid for it?? Now halve it and start praying, the market's dead many agents have told me this down there recently, many have shut up shop too. Or come back in 10 years that's what I plan doing with land I have in European countries

Guess you really dont have a life other than posting. You know some people that post here that English is not their native language so you are going to have misspelled words, grammar etc. Even posters that are proficient in English tend to have typos. I see you have only been a member for about 4 months and have 600+ posts, thats something like 50+ posts per day, so just keep trolling.

The biggest problem is one out of your control: its a buyers' market and there are simply too many houses for sale.

So, either slash the price and maybe take a haircut or wait until things improve.

My guess is put it up on the web everywhere you can and sit tight taking whatever rental income you can get in the meantime.

if you really live in a European country you must understand where house prices have gone, most of your potential buyers are European there is where your market is but as other knowledgeable posters have said half your price not your asking, your buying price, i can not understand you are renting getting an income.why worry mate there are reputable manageable agents around. :D

I would suggest to list the property on as many free real estate portals as you can find that lets you post your own contact details. The more exposure, the bigger the chance to sell the property :D You may want/need to make a special deal with an agent, who could show the property to possible buyers that you send to him/her whenever you are not in Thailand.

Another option would be to hand the house over to a property management company that rents it our for you and takes care of it. In Hua Hin there are quite a few such companies, some run by foreigners... longstayers is doing quite a lot of rentals and room-by-room are big in property maintenance for example, even some agents offer to take care of your house and rent it out, but I would make sure they really have an interest in renting it out and not just present some leaflet to walk in customers, then you can better print out 100 A4s and hang them up in Bars Restaurants etc that'll let you :D

Basically, self initiative is the best ADVISE :D

The real estate market is not dead in Hua Hin, it just went back to a realistic level.

People who have a house here can be happy they do, many only own a piece of paper of their dream house on a failed project. The real problem here is, that many people have quit their no-brainer job to come to Hua Hin and use their money to (partially) pay for a big piece of land to then split it up and build houses on it in the hopes to make enough sales to be able to complete the houses. I am not sure about the exact numbers, but I would say there is at least 50 failed housing projects in Hua Hin, many of them have never made it off the plan and the land is still a pineapple field or whatever. I think it will take at least 3 years before the market is back to where it was in 2006-2007, but once it got to that again, I think the market will be pretty stable and going up... If I had the extra cash to invest, I'd buy a house right now from a house owner who wants to sell under value :D

OP is not a troll or a 3rd party. He has posted here and elsewhere under the same handle. I know the house in question and it is quite nice with good garden etc.

OP, I have a friend coming here in april and want to purchase cash any currency. First choice is Naebkehardt, but the prices may make him look elsewhere. Need to know your asking price and location in Avalon. PM if you prefere.

english is not my mother tongue.

i i is not know what price the hua hin hom e is for sale so i is no buy and no wanting to go look at home in private jungle for sale.
