Set Back Rules Changed Again?

I heard that the set back rules are about to be changed again for properties close to the ocean.

Does anyone know anything about this?

I know I am a cynic here -- but there are actual rules??

Latest example where somebody is building a restaurant on the rocks on the north end of Laem Singh Beach, just 3-4 meters from the water.

Numerous other examples can be seen daily.

Yes, there are rules, but like all others, are applied selectively! 50m from the Spring High-Water mark seems to ring a bell, but I'm happy to be told otherwise.

Ever seen that house on Chalong Beach - down past Andaman Seaview Condominium, and the MP's place? Not sure if it's abandoned, but it's always empty whenever I see it, and quite looking the worse for wear.

I haven't heard anything about the 20/50/250 metre setbacks. The setback is supposed to be from the "median high tide" line which can be moved depending on who is asking and how much they are paying. There's a certain development in Rawai that's not close to 50 metres set back and it's over 12 metres high, and should actually only be 6 metres high by law. I guess they measured the high tide line on a slack tide.

Not sure if its Tessabaan or Jangwat desiding the setbacks, but on my beachfront land in Chumporn, its 40 meters from beach propertyline

I thought properties just had to be behind wherever the beach land (government/Kings ownership) ends. No idea if figures are involved because I've seen places closer then any of the said above!

There are setbacks to klongs, lakes, rivers, roads, propertylines, ocean water and beach propertylines

I remember well my first year (2000)living on Phuket.

I rented a bungalow that was built on the rocks at the seas edge.

Often times I would be lying in my hammock on the porch when the waves would splash up on me.

Only fisherman could see my place.

I sure miss that place.

It has since been torn down.

I guess the owner didn't pay enough ransom.

Coastline slowly changing, high water line moving inland over time, has resulted in many situations of houses standing practically on the beach. What was land, can become beach over time, but the area specified on the land paper remains the same.

So many beaches in Thailand where with high tide you cannot walk properly, because the water comes up to the walls surrounding houses that are supposed to be behind the beach.

You really believe its the water line changing ?? I mean I know it does a little but I would be of the idea that they simply paid to build closer to the water. Laws and rules here being what they are (ways to make money).
