Buying Appartment Under Lease? Wtf

I got this offer, very nice room, 35 sq m furnished for like half a mil

but you can only lease it through company

and there are like 30000 costs per year

is this worth it, can somebody explain me if it is risky to lease an appartment

it is a one storey building with many appartments inside around 20 i think

Pay per month or get a huge discount.

Half a mil not sound like much discount and 30.000 a year for a 35sqm is extremely expensive unless electricity, water is included.

Why use the word 'buying', it is clearly only a lease.

yes it is a lease, and yes 30000 is extreme, a house has 4000 bht yearly maintenance, and this appartment 30k

Twenty units in all and a collection of Bt600,000 a year, meaning Bt50,000 a month. How do you equate a Bt4,000 a year for a house with an apartment building?

Who pays for the following? Security 24-hours, electricity and water for common areas, cleaning of common areas and clearing rubbish, maintenance of common areas including the swimming pool if any.

You use the word 'appartment' i.e,it is not a condo. As an appartment you have no protection in law.

That I am sure about-the following is guess work.

Appartment blocks are built to rent out the rooms .

The building is not divisible into seperate rooms which can be sold individually and be supported with a chanote. This can only happen with a condo -in legal speak a 'Condominium Juristic Person'

In the UK large houses which have been turned into flats-are sold with a 99 year lease-maintenance has to be paid . This concept does not exist in Thailand

You seem to both buying and renting at the same time.

If you want to live there just rent it.

All the running costs should be included.
