Who pays any fees is negotiable between parties. Withholding tax is like a capital gain tax, its profit from a sale added to taxable income and taxed at the sellers nominal rate of tax. withholding tax is not paid on a principial residence, IE: the house you live in. Some things to note are, The land office says how much a property is worth and any fees/taxes are calculated on that amount, not what the buyer/sellers say they are paying. Any mortgage on a property will be noted on the back of the chanote, a sale wont go ahead without the bank getting paid and removing the mortgage. Agent and lawyer fees are not fixed and could be whatever the buyer/seller are willing to pay. -

Mother Donates Organs of 14-Year-Old Son, Helping Four Lives After Songkran Death
Picture courtesy of CH3. In a story that has touched many hearts across the nation, a mother from Phitsanulok has turned unimaginable grief into a powerful act of love, compassion, and hope. Ms Waripin, 31, from Plai Chumphon Subdistrict, Mueang District, Phitsanulok, made the decision to donate the organs of her 14-year-old son following a fatal road collision during the Songkran holiday. Her son, Thanawit, known as “Poom”, lost his life after a collision in the early hours of 15 April. Poom had been helping push a motorcycle across a central road divider with two friends in Tha Thong Subdistrict when a pickup truck crashed into them. His two friends, also aged 14, died instantly at the scene. Poom sustained critical injuries and was rushed to Buddhachinaraj Hospital, where he was admitted to the ICU with severe brain trauma. Despite medical efforts, he later succumbed to his injuries. In the midst of sorrow, Ms Waripin made a courageous decision that has since been widely praised. She agreed to donate her son’s organs, his kidneys and corneas, giving new life and hope to four patients in need. The donation was facilitated by the hospital’s organ donation centre and later commended by the hospital’s official Facebook page. Speaking with deep emotion, Ms Waripin recounted her final conversations with her son. On 13 April, Poom had asked for permission to celebrate Songkran with friends. She kept in contact with him throughout the holiday, even inviting him to join the family celebration on 14 April. Poom had promised he would return to celebrate with her on the 15th, even offering to bring his friends along, but he never made it back. Just after 01:00 on 15 April, Ms Waripin received a call from one of Poom’s friends using his phone, informing her of the crash. She rushed to the scene and then to the hospital, where she was told that Poom’s chances of survival were just 50/50. Faced with the possibility of losing her only son, she was approached by the hospital’s organ donation team and, with a mother’s strength, made the decision to allow his body to help others. “If my son’s body can bring breath to someone else, I am willing,” she said. “I want him to receive the greatest merit before he departs this world.” Later that day, Poom passed away peacefully. His kidneys and corneas were donated to the Thai Red Cross Society, where they were matched with four patients desperately awaiting transplants. “Although I lost my son, I’m proud that he gave the gift of life to others,” Ms Waripin said through tears. “I believe this great merit will guide him to a better place.
