The buyer does not need a Thai bank account to buy a condo in Thailand. Transfer to his lawyer's client account (foreign transfer must state reason such as "for purchase of property in Thailand" or similar or more specific such as condo address). The lawyer can then do the purchase and title transfer whilst fulfilling all the Land Department requirements. -

Let's hope that the more courageous leaders of the world maintain Russian sanctions, and that putin remains answerable to the world for the war crimes he has perpetrated. I suspect that Trump will do his upmost to protect his boss but you have to keep hopeful that justice will prevail. If not, what else do you have? -

Almost 2 months and still have not received K21 (tax refund letter) from Revenue Dpt...
Dear AN members, Another one here regarding tax refunds... Filed my tax returns successfully and received a confirmation text message on phone from Revenue Department telling me that tax refund letter (K21 - form) has been sent to my address *(which I will need to use later) for getting my tax refund into my (Krungthai) bank account (Assuming they're not sending out cheques anymore and as a foreigner I can't register for promptpay to receive my tax refund). Basically, this message has been sent to me about 3 weeks ago and still have not received any letter. Does anyone has experience on this and is it normal that it takes that long to receive by post? Sorry, to clarify, did you go to fight at the frontlines for your beloved Ukraine/Azov goosesteppers? Or should it be the job of other people? I expect you did seeing as you have such conviction. If not, did you not contribute to Russia winning the war they were always going to win? So many apalling takes by lefties now their boondoggle and war is ending.
