Chao Lao Beach Posted April 21, 2016 Posted April 21, 2016 Hi folks, Wife is moving abroad and she owns some land in Thailand that would be handy to sell off. It is unlikely she will be in Thailand when a buyer is found. She is unable to leave the other country for an extended period visa wise. (without issues) I read here some time ago she can do some paperwork in a Thai consolute abroad to satisfy they local Thai land office for the transfer of the land for the purpose of a sale. Does anyone know about this procedure ? What it is called etc ?? While in Thailand before she departs can she do anything at the local land office to help organize this ? I do understand that all the office seem to have different rules and may have different optional "fees". Any practical advice or experience would be very helpful right now.

MROLL320 Posted April 22, 2016 Posted April 22, 2016 You can do it with by granting power of attorney at a solicitors office. We used magna cartagena, South pattaya toad. If you transer land name you will be taxed, amount depends on value and how much under the table on office!

As an assumption your wife could gift the house to her mother, but pay tax on the Land Office assessed value. Note until 28/04/16 the property transfer fee has been reduced to 0.01%

khunPer Posted April 23, 2016 Posted April 23, 2016 OP, Your wife can issue a Proxy/Power of Attorney to relatives – her mum for example – or anyone she trust to do the job at Land Office on her behalf; that's a quite common method often used in Thailand, your wife should know. The proxy forms are normally available at all local Thai book/paper stores, together will all the other pre-printed forms (loans etc.). You don't need to go to the Land Office, just sign with some witness and signed photo copies of ID-cards; a very good witness is Head-of-Village, sign at his place or have him to drop by your wife's home (you may need to pay him a minor fee, your wife or her mum will know)...
