Most famous condominium construction companies, supalai, lumpini, phanason, any other ?

Ones like Raimonland are pretty good reliable developers. They have had their not so good projects, but generally they deliver a decent product.

 

Obviously different to ones like Lumpini who build and sell 20sqm shoe boxes for less than 2 million.  iI don't know why people would expect anything other than bog standard construction and customer care.

Sorry, I didn't know also that there is a difference in the construction quality ? How can we find evidence that cheaper condo are not so good ?

 

And about condo management, do you know if lumpini use its own staff to manage all the condo that they build ? What about other constructions companies ?

If you know what you are looking at, go look at a few condos. Quality always speaks for itself.

 

You need to understand how condos are managed. They always start off with the developer or their agent managing them. Over time, units are sold by the developer. When enough units are sold all the new owners can have a meeting and choose their own committee, who in turn can select their own building managers, etc.

 

Sometimes this change of management happens. Sometimes it doesn't. What you should be most concerned about is that whoever the managers, committee and JPM are, they do a good and honest job.

 

You can buy the best quality, but if nobody cares for it then your purchase will quickly turn into a regret.

Many recent developments are finished with products that look great today but, I suspect, wont last more than a few years with even moderate use (laminate flooring, melamine worktops etc). God alone knows how they will look after some rowdy tenants have had a go at them.

 

I would be inclined to avoid these buildings and buy something with quality tile floors and granite worktops. This usually means older buildings. The floors and worktops in my unit will still look good long after I'm dead.
