best budget guest house in Chaing Mai city

I will be visiting my son aged 12 who lives in Thailand but would love to go to C.M for Songkran 2017 .Can anyone please recommend any good budget guesthouses near the old city Phatae gate area?

Will also consider a hostel as could be a blast but need to have somewhere where belongings can be kept securely

that place used to be very popular until the woman was murdered by the Pakistani there. it has since fallen out of favor and looks run-down.

 

There are soooo many guesthouses near the Thapae Gate area now... you do not mention a price range but Lux is nice for about 600 baht - Elegant Lanna might be getting a little old and worn... Top North... and so many new ones opening all the time. IMM Thapae is another... 

Budget and close to Thapae Gate?  "Daret's Guest House."  It's directly across the street from Thapae Gate, facing the plaza, has very basic but clean Air/con rooms with en suite facilities for 400 baht, is is currently closed for restorations. It has a restaurant open from early morning until late in the evening, and will feature an all-new menu that is being photographed right now.  It will reopen next month if you want to make reservations. For even less money, you can stay in the brand new dorms that they have just erected next to the older guest house. Those should open next month as well.

doesn't Darets have shared toilets?

 

after i witnessed some very bad behavior by the management who condemned and insulted restaurant patrons who did not agree with management's political views (red-shirt movement), i would never step foot in there again.

If you want to take the 200-Baht fan rooms, yes, those have shared toilets.

The better rooms have en-suite toilets. You get what you pay for.

 

You are aware, aren't you, that the owner is a member of Chiang Mai government? How often have you seen Political rivals agree on anything. Was the management arguing with everyone in the restaurant, or someone at one table? Having known the man for 15 years, I find it hard to imagine that there aren't two sides to the story. He tends to be quite a level-headed fellow.

The Lanna Thai Guesthouse is good for budget minded visitors a very central place to stay for all activities l have for over 10 years always stayed there if it wasn't full but l book now before going the owners are really nice people, was there recently and all fan rooms were occupied only some 500 baht air-con rooms left the place is still very clean and l certainly wouldn't say it is run down otherwise l would not recommend it to visitors and l didn't see or feel any ghosts knocking about either..

 

l've been in some other CM places but if Lanna Thai is full visitors can always stay in the hotel next door wow they have swimming pond,  rooms are only 1500 baht and very nice but dark and closed in, not to my liking.

Most mentioned so far are not guesthouses. Op, most of the 'guesthouses' are behind Moon Muang Rd (east moat). Have a look at Wikitravel and then plug them into Tripadvisor. Gap's is nice, secure and one of the closest to Thapae Gate, though cannot be pre-booked.

Thailand Guest House on Moon Muang Soi 2. It's as basic as it gets! Fan,your own toilet and shower with hot water with the classic concrete floor but hey what do you want for 250 baht? It's clean in a quiet area (unless Mandalay night club is back up and running) and the people who run it are great and very helpful.

 

The Britannia on Moon Muang Soi 9.  Very nice owners, clean, aircon, free wifi, private toilet/shower, hot water.

Hop across the road to theTop North and the fan rooms are now down to 300 baht and there is a nice swimming pool.
