After being in Thailand for 5 years, I am ready to go home.

 

I am looking for a full service company to sell my Bangkok condo.

 

The company needs to sell the property, go to settlement at the Land Office and close my account at the Municipal Electric Authority.

 

Then, send to me the sale documents in the USA and have the returned Municipal Electric Authority deposit and funds of the sale transferred to my bank account in the USA.

 

Does a business of this type exist and any recommendations?

Personally I would do all of this myself as I suspect that anything else would be doomed to failure.

I wouldn't give power of attorney to someone to sell my condo in the US, either, let alone LOS, where they don't even use escrow companies.  Many even use cash at the Land Offices.  It's pretty easy to see who has good marketing....find someone with recent success selling in your building or immediate area.  Usually, the JP or front office will sell for you, and you can often trust them with a key.  Many buyers are looking at specific buildings, and will stop by the office.  Hopefully they will have them listed in public view.  You can list for whatever, but selling means you need to undercut the competition, unless it is a very hot market, which it isn't now. You will notice practically every aspect of your unit will be priced in...the floor, the exposure, the view...neutral colors show/sell best, with a recent trend towards an urban steel/concrete look, but still relatively neutral.  Get proof of funds with offer..set a reasonable deadline to close.

I don't think such a company exists but would be interested to hear if one does. Even if it did exist, I'm not sure I would trust it. I used a lawyer when I bought my condo 6 years ago and I'll use one again if and when I sell up. It the lawyer who checks everything's above board and in your interests. My only suggestion would be to contact a law firm for their advice but lawyers aren't going to act as realtors and sell your condo on your behalf. Again, I would be interested to hear from others where anyone provides the full service described by the OP. 

I think this would be a job for an international legal business - one linked to a global legal or accounting operation.  There's several in Thailand.  I would not use a property agent for this - in general they are self employed agents or small businesses.
