Hi, I am a retiree living in Thailand on a retirement visa with annual extensions. Please advise how many years minimally do I need to stay here before I qualify for a Thai PR application. I don't work here and so I never had work permit or any tax record. Thank you.

Under the current rules, you could be here 1000 years and have no path for permanent residence. If you seek permanent residence as an expat retiree, you're going to need to choose ANOTHER country.

Here, your status is the same the first day on a retirement extension as after several years.

People need to know this fact going in. Take it or leave it.

You have to be working here with a work permit and paying taxes for 3 consecutive years to apply for permanent residency.
