How to get a Yellow House Book ?

No you cannot have the house registered in your name (either on the Chanoot or the Blue House book), but you can apply for a Yellow House Book which basically confirms your permanent address (you can apply for a Pink ID card once you have obtained the Yellow book). There are a few threads on the Yellow House book, so suggest you read those for more info. Hope that helps. -
At 17 then both parents need to be there, and as that will be the case, then it is a very easy process. You as the foreign father may need to sign one paper, but that's it. So all that's required is your daughters passport(have her ID card handy), her mothers ID card and your passport. Also at that age she will only get a 5 year passport, even though Thai's are now eligible for 10 year passports now. Actually the Thai passport Agency is one of the most streamlined. PS: You will have the choice of picking the passport up personally, or having it posted to your home address by EMS (usually within 5 days). PPS: I doubt they will ask about divorce, custody, but wouldn't hurt to have those docs with you anyway. Good luck

Which is the way the majority of people do ie: 1000-2000 litre tank, 150-305 w pump (and sometimes a small pressure tank after the pump). Relying on mains water for your house in most areas, does not give sufficient pressure for 24 hrs useage. -

The median on the road is an absolute disaster, far too low. Yesterday saw one car straddled over the middle...one wheel in the gap, so the car frame sitting on the concrete lip. A week ago saw a bike in the same predicament. Couple that with the dangerous high drain cover frames on the inside of the road...amazing engineering.

As for taxes, the answer is no. But you will probably get many different answers here that will contradict each other, but actually if you work online in your condo, and don't broadcast what you are doing, then nobody is the wiser. Keep a low profile. Actually I think I read recently about new laws/regulations coming into effect soon to cover people/digital nomads like yourself, so once you are here, that will be worth checking out.

Silly boy...I agreed with your "what's the point" because the requirements at this time do seem a bit pointless to stop scammers. But if you put your glasses on, you'll see that the face scans are only for internal bank records at this time (but this of course could change later). Once you have updated/verified at your bank, there is no need for ATM or phone face scans for any transactions, even over the stated limits, at this time. This is the official information available from banks at this time. So maybe in July when these changes are supposed to be fully implemented, we will have definite answers, and possibly new regulations also. But anything that might help stop scamming of people and their bank accounts can only be welcome. End of conversation.

That is usually the normal Condo ceiling gap--ie: just a space and nothing else. The only real option you have is to use the insulation batts, which come in many varieties and thickness. The gypsum ceiling can be cut open at various points to accommodate this. If you use a good ceiling guy, you won't even notice the repairs after they finish. This would be the most cost effective way. Spray foam is not really an option, as its expensive and a very dirty job. Also the foam would have to be sprayed onto the cement underside of the above room. The only other way (which would be very expensive) is too spray the underside of the room above with foam, and also use insulation batts, but with the gap between the floor and your ceiling, it might not be that effective. Of course you could also ask him to be quiet. (maybe give him a 1000 baht a month--cheaper than insulation). Good luck with whatever you decide.
