I agree, the Thai folks at TAT are grasping again at straws like they have for many years. The geo-political and economic issues are here to stay for a few more years I am afraid. Housing prices in the US are now dropping back downwards and the Interest rates for a 30 year mortgage are over 7%, which is where they were when I bought my last house 20 years ago in California. Folks I know that do have a little bit of money for traveling are hanging onto it as the recession fears are growing and they want to be safe instead of being behind the curve as those who have barely enough to get by now because of high prices scream at the government to help them.

Pranburi is great and PKK is even better. Great seafood places on the beach and a relaxing atmosphere. Head past Wat Kao Lak and you have a nice 5km stretch of beach.

Yet if you have a portfolio and other assets that are also growing exponentially why not buy. I have enough to last me 30 more years and then some and then have properties and so on to hand down both in the US and here in Thailand. The family trust is doing quite well. I have 3 grown children who are all major players in there fields. I guess what I am trying to say is that not everyone is starting out and is set already so buying a property is an investment for the future for not only oneself. You sure as hell can not take it with you. -

So Obtaining a retirement Visa at 50 still isn't good enough in your view. If they want the younger crowd it seems they are already trying to lure them in with the LTR Visa's for a Wealthy Global Citizen, or a Work from Thailand Visa. I retired at 50 myself and have a lifetime pension of over the amount required for the LTR Wealthy Pensioner, and so I just jumped at it and obtained it, good for 10 years. Could have bought the Thai Elite Visa but then why waste 1 million Baht, when this one only costs me 50K Thb for 10 years...... -

From the attached link, it appears Thailand has spoken and made predictions, well hopes and when it comes to tourism wishes, and now may be in trouble of reaching there goals for the year. The new LTR visa, which I was able to obtain, will not get them 1 million as they hoped as the original BOI LTR visa classes have not yielded more than 1k so far. Thailand has tried to spread the gap, but the global economy and China's Zero Covid policy are very tight as far as travelers it wod seem. Here is the clipped quote from the link: "As recently as September, Thailand’s Tourism and Sports Minister Phiphat Ratchakitprakan had hoped that Xi would relax restrictions and allow outbound tourism in December, allowing 1.5 million Chinese travelers to visit Thailand. Those hopes now look entirely unfounded, and Thailand will have to make do with its campaign to attract more American, European and Indian tourists"

So instead of giving up the locale you bait and troll....usual. -
That dead 800K would be liberated as you could do with it what you wanted and so its 100K if you think of it that way as you could get the LTR Visa twice covering that same span. If you stay year round in the country then even with the Elite Visa you still need to do 90 day reports and then pay 1900 baht at the end of the year for your next stamp. Not with the LTRWP visa. You get stamped in for 5 years with a 5 year multiple re-entry permit included and you only report once a year to immigration for a 365 day report. To me it was a no-brainer as I refused to throw away money for the Thai Elite Visa, which could be used to sustain life here while the other gets invested to raise more capital.

Thai style house for that price. Looking at plenty of rentals down there through the past 3 years and the cheapest was 25k a month for a 3 bed 3 bath townhouse in Huai Kwang. Everything else, house wise is above 50k and then you have the single story Thai style house 1bed 1 bath which has barely any furniture and really no kitchen for between 6k-8k Thb. Found this one for 12k, but you need to add all of your own furnishings. Not doubting you as anything is possible yet I find it very hard to believe. To rent a house of any standard with furniture will run you more than your indicating, and then I would not live anywhere near where the house I listed is........ Only e-mail I received was when they accepted it for filing and then when it was approved. Had plenty of others as I have posted here but they had nothing to do with my application rather they were system glitches with having my name included for all 5 types of Visas......So yes, I checked back on the app daily to see what might be wanted and to Check Status in that section. I have my LTRWP Visa now but the system still shows pre-approved, and never changed.
