Questions about extension based on marriage
Peterw42 replied to Captor's topic in Thai Visas, Residency, and Work Permits
I would leave wifes daughter out of the photos, otherwise immigration wont even know the daughter exists. The kiss principle. Most offices seem to want a hand drawn map rather than google maps. -
A cheap no name phone or a brand name phones all come out of the same Chinese factories, they all share the same operating systems. If you buy into he conspiracy rubbish that Chinese manufactured phones are stealing your passwords, then the conspiracy must include all of the worlds phones, including iPhones, that are manufactured in China.

The price of labor, get a floor tiled, get a bike serviced, get anything done that has a labor component, and its incredibly cheap, I have lived here for eight years and still amazed when I get a price for something to be done, I still think they have left a zero off the price. So long as you are not living in the 2 week millionaire/ sexpat universe, 90 % of things in Thailand are good value.

As other have mentioned, under a month stay, airbnb is technically illegal. Also who is going to run it ? you need someone to check guests in/out, someone to clean it, wash linen etc, do TM30s ? By the time you pay airbnb, wages, electricity, utilities, moobaan fees, company fees etc, you probably need to charge 1,000 a night just to break even, (presuming 100% occupancy). People can get a pretty nice hotel for that price, with all the trimmings, with daily room clean etc. You can grab your dream retirement villa, and put a long term tenant in (6 month plus), help cover the outgoings on the property, keep it maintained, maybe even realize a small profit. But 5 years from now, you can probably buy the same property, for the same price, without the rental hassle. Villas/houses (affordable ones) dont really exist west of Sukhumvit road in the tourist area, so any villa/house is only going to attract long term rental

Phone mount for motorcycle that wont overheat my phone?
Peterw42 replied to TheLaughingMan's topic in Motorcycles in Thailand
GPS is a passive receiver and works in flight mode. Flight mode shuts down anything that transmits. How are you getting LINE, facebook notifications, weather updates etc if its not running in the background. -
Phone mount for motorcycle that wont overheat my phone?
Peterw42 replied to TheLaughingMan's topic in Motorcycles in Thailand
I agree, and in full sun you wont be able to see much of the screen anyway. Thats probably where the heat is coming from, OP has the phone wound up to full brightness. -
Phone mount for motorcycle that wont overheat my phone?
Peterw42 replied to TheLaughingMan's topic in Motorcycles in Thailand
OP, maybe address the phone itself , shut down the 27 apps running in the background, turn off wifi, lower power settings etc. Dont have it charging on a power bank, switch to flight mode when useing GPS etc. -
I dont know why a stop at Samui (or HH) wasn't included in that original service, they literally went past both.

I'm confused, the same company and same boat, has so far announced a Sattahip to Songkhla service, a Sattahip to Prachuap Khiri Khan service (Pattaya to Hua Hin), and Pattaya to Samui service. Last time I looked Sattahip is 30-40 ks from Pattaya and actually closer to Rayong.

Any property sold within 5 years attracts SBT, after 5 years there is no SBT if owner occupied, owner occupied is name in Tabian ban (blue book). Thais can only be in one blue book (1st house), so if the house is 2nd house, it attracts SBT. All other taxes would apply, on the land office appraised value, not the sale value.

Considering Condo in Thailand
Peterw42 replied to nexus99's topic in Real Estate, Housing, House and Land Ownership
Your wife would need to be gainfully employed in Thailand to get a mortgage from a Thai bank. Maybe, with inflation sweeping the planet at the moment, Thai prices will rise over time, But usually they remain static, 10 years later, you can buy/sell for the same price. So just buy when you are ready to come here. -
OP, its the same answers and issues as your other Camper threads. Thailand has no infrastructure for campers/caravans, its too hot and humid to be comfortable in a campervan. You can find remote away from it all locations but the same questions/issues arise, where are you getting your power from, where are you dumping your sewage, how are you staying comfortable in a camper when its 35 degrees and 90% humidity. You will find, any idealic riverside location, probably already has a homestay, cabins etc.

Any problem when stop using visa agent?
Peterw42 replied to mart700's topic in Thai Visas, Residency, and Work Permits
There should be no problem doing the next extension if the 800k is now in her account, she will be applying for an extension of existing stay, not a new O visa. The money doesn't need to come from abroad. -

If you are coming to an expat area (Phuket, Pattaya etc), there are brokers, they can give you quotes from all the major companies, with the options you require. https://www.aainsure.net -

Buying Condo on Tourist Visa
Peterw42 replied to Eddie45's topic in Real Estate, Housing, House and Land Ownership
No problem buying a condo on a tourist visa, presuming you already have a Thai bank account setup. It can be difficult opening an account on a tourist visa. -
You appear to be mixing things up a little. An OA visa is applied for in your home country, with funds in a home country account, not funds in a Thai account. An extension of stay inside Thailand is funds in a Thai account , or income per month into a Thai Account. A social security "statement" doesn't meet the requirements, income has to be actually transferred into a Thailand and you would show immigration the Thai account. I imagine travelers cheques could be deposited into a Thai account but I cant think why you would elect to use TCs when there are numerous online options to send/transfer money. An OA visa gives you 10 months to set up a Thai account, transfer money, monthly income etc.

OP, literally 1,000s of accommodation options around Pattaya, and well within your 20k budget. You may want to consider the dark side, as its where most expats live. Lots of moo-baans, security, swimming pool, 7/11 closeby, western/thai dinning etc. And still only 5 ks from beach.

Any problem when stop using visa agent?
Peterw42 replied to mart700's topic in Thai Visas, Residency, and Work Permits
I think some of them do a fresh one each year, Possibly to get around last years seasoning not being met. I have a friend here in Pattaya, on his 3rd 15 month stay. -

I think you will find 30k+ extension is already a Chaing Mai agent using a Pattaya agent. 10k for each agent and 10k for immigration.
