Oh you mean the tiny park in Naklua that they just concreted over and in Jomtien you mean Nong Pong? the pond with a concrete ring round it. Yes some nice green areas around Lake Mabprachan if you don't mind a 20 minute drive to get there.

Not really most journeys take 15-20 minutes from Jomtien to say Soi Diana in Pattaya. During the day even less.

Please tell me of the other parks. I don't count "parks" like Nong Pong which is just a lake with a concrete path around it. My definition of a park includes a few trees and grass.

If i was looking now i would go for the Axis on the top of Pratamnack Hill (or if rich the new Grand Solaire). Medium sized upper end condo so you don't have to mix with the riff raff in the VTs. On baht bus route, get a condo at the back so right on Pattaya's only "park". Easy trip into Jomtien/Pattaya or the beach.

Rule of thumb i would say is 1 million baht a year. Upto 85 say 30 million. But of course it depends on how much rent he pays, how much he pays for P4P and his health long term. Rather than pay 30k a month for rent for 30 years (11 million) i would buy somewhere 3-4 million.

The problem is that people's idea of "surviving" has changed. My wife didn't work when we were bringing up children so we had to make sacrifices. Few foreign holidays, nights out etc. Now just "surviving" means 3 foreign holidays a year, 2 mobile phones, streaming tv and sky sports, 2-3 nights out a week, new leased BMW every 3 years. No wonder people can't "afford" to have children.

How can a place with 1,000 customers be a "secret". Obvious they would be raided at some point.
