That's not quite right. The bank letter in the main confirms that you are the owner of the account. It does include the balance on day of application however that is not what immigration look at for proof the financial requirements have been met. They do that by looking at 12 month of bank book records or in some cases requiring bank statements -

It's not VOA it is visa exempt entry. The airline at departure will/may want to see onward flight. Google "onwardflight.com and rent a ticket options there. Alternatively buy cheapest throw away ticket. Does not need to be return ticket. Be aware that entry after March 31 the stamp will be 30 days Nothing confusing about it. It's mentioned in list of requirements. -

It's hit and miss. Certainly TM30 is required more often than not at many immigration offices eg CW. Some folk have stayed at cheapest random hotel for a night and obviously one that files a TM30 and can provide screengrab -

Condo purchase Thai buying from farang

All done! So the UK owner flew into Thailand Saturday. We met this morning at condo office. The condo office chick was the agent. Quick drive to land office. Made it easy that the owner had no mortgage. The Land office worker checked over the title etc . All done very smoothly. My forth time however this is first purchase from farang owner. You certainly don't need a lawyer imo. So simple compared to my joint Oz. -

Sorry would be answered previously. Sitting in Land office with a UK owner of condo and about to do sale. So he will receive 2million + in baht. Cash. He is flying back in UK in few days. What is his best way to deal with getting this money into UK. Is Dee money best option. I see there is an office near BTS Nana. Does he change it into Pound first or just go to Dee money office with baht.

You are typing about completely different situation. Just in case you skipped over the OP.... This is his second sentence... "So I'm in the process of creating a list of instructions for my wife to follow in case I have a stroke or if I'm otherwise unable to take care of myself" In that situation he will not be attending immigration. -

Currently in the main for a TDL you would require a certificate of residence. A TM30 wouldn't be useful. -

Not the answer that you are looking for but in the circumstances you describe most likely the best option would be to use an agent for extensions based on retirement. I'm referring to agents obtaining extension without financial requirements. -
TM30 self reporting

It certainly works for the folks obtaining eg 30 day extensions to visa exempt and tourist visa extensions. Thinking expats living in Thailand on long extensions (12 months) need to have a legit address for 90 reports etc. Personally I have never done a TM30 as have never changed address. My first ever 12 month extension 10 yrs back immigration just accepted my lease. The OP however is moving into new address and staying in Thailand for 10 months. Not sure how how he will do TM30.
