  1. Keep in mind that you are not extending your visa. When you enter Thailand it can be (in many cases) visa exempt entry or entry from a visa such as tourist visa or non O etc. Once you enter you have a permission of stay and that can be extended (in many cases) . For the 60 day extension to visit wife it makes no difference if you entered with visa or exempt. As for your nightmare day today that was really horrible. The going to CW was just a slip up. Reading your other post about being refused seems to be around the required marriage docs. Including korRor 22 etc. You mention wanting to visit Thailand every year for 90 days. As the visa exempt and 60 extension would suit your needs perfectly it would be good to work out exactly what you require that immigration has issues with. Perhaps you could chat with one of the visa agents to sort out the issues such as @ThaiVisaCentre You could also start a new thread based around today's nightmare and ubonjoe could explain what you need.
  2. I best make a note about this comment. Extensions from a visa exempt entry are done at Laski. Extensions to tourist visa entry and other extensions such as from a non O are done at CW. Your other issues mentioned in another thread re marriage certificate etc are just down to not having checked exactly what is required. On the separate topic of requiring onward flight to show airline is indeed often required and examples posted over and over. The fact that your carrier from USA did not require one means little.

  4. Regards appointment you need to be 15 mins early. Also hard copy print out of appointment confirmation. Re banking you mention overseas deposit of the 400k baht in Thai bank account. Does not need to be shown to come from overseas. You can do the bank letter etc prior to appointment as banks are located on lower level CW complex. (apart from SCB) . Regards getting to CW, apart from thread link I posted above, since you have your wife with you I would get a taxi. The Red line BTS now runs to Laksi and that is not far from CW.

  8. CW differs a lot from your post and some other posts in the thread. The main thing required at CW is the form along with most recent TM47 receipt. Also basic photocopies of pp. TM30 is not required. You do not need to go to anywhere prior to attending immigration.   10. OP here.... This is just general info. So there is no agent. In this complex there are several condo buildings. Each one has the office chick. At various times there are units listed for sale with agents and some where the owner has made the office aware that they wish to sell. In this case the owner has spoken with the office manager and conveyed his intention to sell. The place has been empty since covid. Anyway on Wednesday we do the contract and pay deposit. It's prepared by office lady and (as I understand it) is electronically signed by UK owner. The deposit is held by the condo complex. As per my previous experiences the settlement is then within 30 days time.. I'm guessing that the owner needs to be in Thailand for the trip to land office on settlement. At this stage I'm guessing that I will have bank cheques drawn up and he will then deposit funds into his Thai bank account. Subsequently transfer funds to UK using Dee money or whatever. That's his business. Aside note: for those never having purchased real estate in Thailand it's certainly surprisingly simple compared to what I'm used to in Oz. The Land office guy almost acts for both sides checking mortgage, title etc etc. Have purchased couple of joints already however that was from Thai owners. This owner being from (and currently in) UK , just interested in how this works.
  11. My understanding was Jomtien up to 30 days early. However seems incorrect as uj stated above 45. If you have an airline ticket out immigration office may permit earlier extension application.
  12. It's only 45 days at some offices. It is 30 days at most offices. You were not able to apply for extension previously "much earlier"
  13. OP, I don't understand your post. What do you mean regarding... What is "switch it up" mean? You can stay wherever you like. Do you plan on applying for extension?
  14. This is strange thread imo. It's the wife's house and wife's mortgage. Nothing to do with the OP. SHE sells it to the "interested buyer" . That buyer will be drawing up cheque to bank and to the x wife and pay his share of the transfer costs. The owner (wife) will pay her share of transfers. I have purchased a townhouse where the owner paid all transfers. Have purchased a condo where transfers were 50/50. Simple. What then follows between the X wife and OP is irrelevant. If she then hands over to him a wad of cash then good and well. That's between them. The existing mortgage must be discharged. The buyer arranges his own finances. Seems to me the PLAN is to try and save some money on the transfer costs. Obviously the buyer must be Thai. As pointed out by others. The OP has nothing to do with this transfer of the real estate.

  16. The airline can very well insist upon onward flight. Many threads about this. Sometimes requested and sometimes not. You can buy the cheapest throw away ticket or check out sites such as "onward flight.com"
  17. Not clever. Just a throw away line from you. The guy I quoted complains that he never obtained a degree as he had to work for a living. Then complains that he had inadequate teachers when at school. Just another fella playing the "someone's else's fault" card.
  18. IMO not clever. Couple of posters have already suggested 60 day extension to visit wife. Not sure if this alternative would work but you could chat with immigration regarding applying for extension with full knowledge that it will be refused and then granted 7 days to leave Thailand. (it's not an extension) . Edit: just re read OP. You were happy (it seems) to apply for a 30 day extension. When uj and zzzzz suggested a 60 day extension to visit wife you didn't reply?? Bit more paperwork but not difficult.

  21. Thanks for reply. I most likely would not have even started thread if the owner was in Thailand. Yes he could use a Thai lawyer with power of attorney etc. He may need to travel to Thailand.
