OP, be aware that the "appointment desk" requires you to be early. Think it's 20min (can't recall). The reason being that often you are seen early. Don't be late. -

30 days is sufficient in the main because you have a bank account. You would need to apply in the first couple of weeks. The non O stamp gives you 90 day permission of stay. In the last 30 days of that 90 you can apply for 12 month extension. When you apply for the non O the funds must be in bank account on the day of application. For the 12 month extension the funds (800k) must have been in the account for minimum 2 months prior to your application. Edit: be aware if for some reason you require more time than afforded by the visa exempt entry....you can obtain a 30 day extension. 1900baht -

The process of entering visa exempt and obtaining a non O is very simple. Some people do not have a bank account and that can require an agent in itself. Think you mentioned that you already have the bank account. If so the non O and extension is simple and you can do it yourself. For someone that either did not have or did not want to have the 800k in the bank then the use of an agent is possible. They bypass the money requirements. That service comes at a cost approx 25k baht. If someone has the money I suggest do it yourself. -
Sound like another unfortunate. As for working I think the OP mentioned that he is 57? ( not sure) and has amassed a total of 1million baht. Strike me pink. As for the partner she wants to be in Thailand. That's common. As I stated she will go live in Thailand and the OP can tag along and be useful till his dosh runs out. That will take 2 or 3 years.

Depends if your living in Thailand. If for example your on annual extensions and have an address recorded with immigration, you would report same address regardless of where you are in Thailand. -

What exactly are you talking about. 90 report can obviously be done from anywhere if using online option. Checking into a hotel with pink card or pp is irrelevant. -

Personally think it's your best option. Extensions retirement to a Non O are VERY simple. Especially using money in bank method. More popular now is just to keep the 800k balance all year round. For those that travel a lot then a reentry permit keeps your extension valid. 1000 single reentry and 3800 multiple. Insurance requirements for non O-A making it progressively less attractive. Especially with land borders closed. -

?? Yes of course. Many use agent and are seriously rich. You quoted me out of context. It was referring to Trat immigration and some home visit for retirement extensions. I would pay agent to avoid that. -
Some people suggest that some hosts (mistakingly) think that their undeclared income would become an issue if they started doing TM30. Out of interest is your hotel a typical hotel or rather (my guess) a private owner or representative of owner sub letting. Typical is an Airbnb or condo with private ownership.

Not the ones that I read. Many are disappointed with snap decision and 7 day notice. Back to this topic one would hope that the government would be screaming from the roof tops in lead up to Jan 25 that 100% the covid extensions will definitely end Jan 25. That has not occured apart from few twisted sister bombastic immigration clerks. As for the article re Vietnam.. I found this a reasonable post.. "Would be nice if at the same time they restarted the normal tourist visa process with visa's on arrival etc. Flights have started but if you still need to go through a crazy complicated and expensive visa approval process what's the point?"

That would only happen if you attended immigration without a TM30. Even then might not be fined. Just told to go away and obtain your TM30. Obtain TM30 as outlined above and then apply for your extension. If it all gets too much then just contact KeyVisa Pattaya (Darren) and discuss your options. Having said that, easy to do yourself.
