It may be outwith the spirit of the law, but there's nothing fraudulent about it. The funds are deposited, the bank letter saying they are in the account is truthfully prepared and the funds moved on. The overseas source bit is for monthly deposits, not the 800K THB. Again, there's no fraud or fraudulent intent by me and I refer you to my previous post and my earlier comment in this one. It's being done by the letter of the law regarding funds in the bank (the bank wouldn't give the letter otherwise) and the officers authority. Another way to look at it, if I wanted to go the 65,000 THB monthly route but only "earn" 50,000 THB each month, can I send it over to Thailand, repatriate 15,000 THB and send it back over again to make a total of 65,000 THB remitted? Of course I could as the letter of the law only says I need to remit 65,000 THB from overseas each month, not what I do with it once I've got it. Both may be outside the spirit or intent of the law, but both adhere to the letter of the law IMO.

During the evisa process it asks for your location and directs your application to the relevant embassy/consulate for approval. There's only 1 or 2 countries where an embassy visit is physically required to pay the fees.

The 800K is in the bank, albeit briefly, so they can issue a letter saying that. An officer (above a certain rank?) can approve extensions when the seasoning requirements haven't been met. That appears to be legal to me.

Mine was from TSB so not part of the NatWest group. May not be Wise but could be Pay.UK as they operate the Faster Payments Service which most banks use (although I think more likely it is down to Wise). https://www.wearepay.uk/

Similar for me with a couple of transactions around 10:00 today. They've just cleared in the last half hour with Wise showing receipt of my money at 17:01 and 17:11. Both payments showed as left my UK bank immediately.

No, potentially is not a definitive. Your selective quote (rule 28 to add to those below), cut out the "but . . . . etc" following it which indicated that even if it wasn't cherry picking (we only have your word for that) it was still using inaccurate information. Already done. Two links both containing wrong numbers which you then based your argument on. What was your most recent suspension for? Offensive content. Disruptive or inflammatory posts. Troll posts. Stalking behaviour. Off topic posts. Take your pick. Twisted logic should be an offence too. I doubt if I've read all ~ 6,000 of your posts but there's certainly a pattern of behaviour in those I have read.

OK, potentially no cherry picking, but no cross checking and no due diligence. Equally as disturbing when putting things out as fact and using incorrect data in order to try and score a point. Makes one wonder about the accuracy of anything else you post. Don't get me wrong, I'm a renter and own property in my country of birth, so coming from the same side as you, but if I ever found myself posting like you I'd take a forum holiday before I was given (another) one.

Yet you implied it when you said: followed by: The point being you cherry picked stats to suit your point of view and anyone can do that to suit their side of the argument. I'm sure newnative does the same, but not with the persistent bad attitude you show to others, both here and on the tax threads (both Aus and Thai tax). There's a pattern to it throughout which I for one can't fathom but does nothing for the various discussions IMO.

With you having full reimbursement of ATM fees you're probably better off sticking with your current practice. I haven't done the arithmetic but these fees are are what I think tips most people over the point where a Thai bank account is better.

I don't know which is correct, but the article which prompted this thread gives the amount of units in The Vision as 221 and the amount in The Riviera Wongamat as 979. Units don't have to be vacant to be for sale.
