Baht strength - How long?
J Branche replied to gejohesch's topic in Jobs, Economy, Banking, Business, Investments
Yes the weakening US dollar will effect the previously strong dollar now that the Fed is going to be cutting Interest rates, I believe the current lows are a bubble and it should get back to 34.5 a US dollar in the following months -
Can't compare Bangkok to Pattaya roads. Bangkok is the capital of course it would have better infrastructure, especially around the government, popular and wealthy areas. Family business is road construction in USA. The repairs either are not compacting the base support layers, they are not the right material, or material depth is not adequate. They may need to check the drainage pipes at the joints. Some areas seem to have settlement that could be caused by the base layer washing threw a pipe that is not joined correctly.

Down there last night. Had girlfriend ask security guard who explained a man committed suicide. I was wondering what the back story to this event was. Unfortunately it seems challenging finding the resources or help needed to work through these difficult problems Before they reach the critical point.

Just Saturday my girlfriends Thai son contacted us about moving. Stated the landlord did not fix a badly broken bathroom door and when the Air Conditioner was not cooling informed him to pay to fix it. He stated it is common on cheap rooms for a Thai tenant to Not pay the last month' rent and then move out. The landlord keeps only 1 month's rent and tenant considers the lost month of deposit as acceptable. I informed him that Section 547 of Thailand Civil and Commercial code states "The lessor is responsible for reimbursing the lessee for any essential and reasonable expenses the have accrued." I consider repairing a broken AC as a reasonable expense and informed him if it happens on future rentals to message the landlord, state the Code 547 and inform the landlord you will deduct it from the rent that is owed. I also advised him to be careful when signing agreement. To check any statements regarding what the tenants obligations will be if something is broken, what amount a tenant may be expected to pay for a repair and at what level the landlord would pay.

J Branche replied to webfact's topic in Isaan News
Where are all the posters saying Pitbulls are not aggressive or dangerous? Why are you guys hiding now? How many more people have to be mauled and die before someone wakes up and makes the changes necessary for the sake of public safety? Goes to show that in Thailand your life is Not valued the same as in other countries. -
Man Dies After Attack by Mixed-Breed Stray Dogs in Ubon Ratchathani

False, Google and you will find the Rottweiler on all the aggressive breed lists. They require training and conditioning as a puppy onwards but still can be aggressive to others. -
Chinese man calls Thai women prostitutes sparking online outrage
J Branche replied to snoop1130's topic in Thailand News
China has businesses that the front is another business and there is a door that leads to the brothel in the back. So that is funny how blind the Chinese can be to what is happening in their own country. Just because it is not out in the open in China doesn't mean it is not going on around the country. -

J Branche replied to webfact's topic in Thailand News
When THD the Thai Etf came up on my screen for being up 14% in one month I knew there is concern. Wise did say they are lowering their fees to Thailand. Not that it will help much. -

Harsher Penalties for "Drunk Driving and Repeat Offenders" Demanded
J Branche replied to webfact's topic in Thailand News
So as others have said harsher penalties and lack of enforcement are pretty useless. Better to do the basic education like if you consume X alcoholic drinks in X amount of time you need to stop drinking X time before getting behind the wheel. -

Wait didn't they say about 3 weeks ago the water reservoir did not have much water. Does Pattaya receive enough rain to support sustainable farming? -
Swedish Man Scammed by Thai Woman, Loses Over 300,000 Baht
J Branche replied to webfact's topic in Thailand News
My limited understanding is the Thai Soldier can attempt to take legal action. The foreigner committed zero crimes. He did not even meet this lady. The foreigner would have had to convince the married lady to cheat on her husband and then for her to separate from her husband before any potential crime would have been committed. I believe the foreigner would need to have some knowledge of the lady being married. Tip, you can take your lady to the Amphur and check if they are still married, it is done before they are remarried. The foreigner would only be responsible for some amount of money she would have earned for a certain amount of time. So if lady earned 20,000 a month and judge says you owe for 3 years. The guy may have to pay 20,000 X 36 = 720,000. It costs almost nothing to check at the Amphur and if she is resistant to going to check you probably know why. -
Thailand Poised to Gain from Surge in Medical Tourism
J Branche replied to webfact's topic in Thailand News
Very Sad Story: In US I experienced the major decline of how health care is administered, premiums, yearly deductibles, and co-pays being excessive and causing a financial hardship and burden. Some General Practitioner appointments are booked 1 month or more in advance. Doctor's office tells you if you need immediate medical care go to the Really Expensive Emergency Department at the Hospital. Insurance has influenced Doctor's to game the system by having follow up appointments that take literally 1 or 2 minutes but Doctor receives same office visit payment as a longer consultation. Lack of ability to build a history with 1 Doctor due to appointment availability time. Lack of knowledge and understanding of your medical or family medical history. Additionally Doctor's and Hospitals in US make money off prescription drugs not healthy diets, exercise, or alternative treatment. Most Doctor's will downplay or dismiss the benefits. -
Pattaya eyes one-way system traffic shake-up to Soi Buakhao
J Branche replied to snoop1130's topic in Pattaya News
How well is the One Way working on Jomtien Soi 5 the road with the Immigration Office? Marked 1 way but cars, motorbikes still travel both ways. What is going to happen when Soi Buakhao is 1 way with people who have been drinking? Yes 2 way traffic and you will still have to be on high alert walking down the side of the road. -
British man, accused of drug dealing, arrested in Phuket
J Branche replied to webfact's topic in Phuket News
Another Day Another arrest by the fine Law Enforcement here in Thailand. I feel safer everyday reading another story about someone who has Not received the message that Thailand is Closed for Crime, especially by foreigners. Always a good read when someone thinks they are smarter or better than a country with enough resources to eliminate about any size organization
