Besides, I like to have MY house, MY mods and customizing, MY garden with fruit etc trees. Having MY house I'll spend more than 4-5 months in Thailand. Tired of hotels and condos in noisy area. This house in close to lovely Lake Mabprachan and 11km loop to walk.

She's Thai. No loans on the house. She own the land. I got cash in Foreign bank enough to pay in full. I've read many advice and how-to-do but one thing is unclear; When do I pay the house? Some say "Go to the Land office and sign all papers and THEN pay the house. Some say "Pay 10% deposit (they don't say when; before or after signing) and agree the date when full payment is due. Also, is 30-30-30 yr lease what I should ask? She'll be the land owner. What's best? NOTE: I don't have Thai bank account. Tried to open but could not w/o 1yr visa. Can I pay direct to seller? Also, I'm not sure if I should I hire a lawyer to go through the papers? I fully trust her but she got the house by inheritance and don't know much of RE. Thank you! PS. I've had many properties in three countries so this is not my first rodeo but "Thailand is Thailand"...

I went to Central Festival True agent but they didn't have a clue about international channels. I'm not smart (yet) on VPN but don't you need free telecast to see it in some server country? OR you need to buy streaming service?

Looks like service gone worse. Last year it only took 7.5 hours... No problem; I just book a 1300THB room at Jomtien Thani for a night or two. They got great breakfast!

I asked a Thai working in hotel why some don't report. Answer; A. They, clerks, are from Isan B. Fines for not reporting are only 10% of the profits pocketing cash -

Thanks! Yes, I know the US hassle. I went through it. Ended doing it in the US embassy in EU, was easy and cheap -:) Long name problem is everywhere; like net banks have "windows" to fill up but not enough of them! Can't send or receive money... Her last name has 15 (!) letters... First name "only" 10.

My gf first AND last names are mile long! I'd like she to get shorter names. She agrees and has already changed her names once because "monk said old name was bad luck". Yes, some $$$$ was paid for valuable advice... We plan to move to Spain in the future. I wonder if recent name change will harm our plans. Any experience in the EU?

TM 30 reporting, even for short trips: https://www.thaiembassy.com/thailand-visa/about-tm30-thailand "Section 37 of the Immigration Act, B.E. 2522 (1979) also stipulates that a foreigner residing in Thailand should notify the police station if he/she visits another province for more than 24 hours from the time of arrival. This would mean that a short weekend trip from Bangkok to Phuket would cause more red tape, even when you have already done all the basic TM30 reporting." When hotel failed to report I was asked to pay 1600 THB but was able to talk out of it... They don't go after Thais. "Officially and practically, the responsibility to report the stay of a foreigner rests with the host: the landlord of a property, the hotel or the service apartment. Delayed or late reporting of a foreigner can be penalized with 800 THB to 1,600 THB per person (normally the penalty does not exceed that amount, even if your landlord reports months too late)." -

I think some people here are getting old and full of worry…" I've stayed many hotels, condos, guest houses and often not been reported by the owner! And later been in trouble at Imm 'cause I didn't know. I learned quickly not to trust them and always ask/demand paper copy of the screen shot of the report. Sounds like you never explore this country outside your condo.... or a room. There's a big world outside your ZIP code -:) full of surprises. People he are also getting tired of well meaning fools who talk like they know everything.... -

Open a Thai bank account on tourist visa

Last week I tried to open an account at SCB, No Go. Nice lady at the bank; "You need 1 yr visa to open!" Me; "I can't get it without 800k deposit in the Thai bank". She; " I'm so sorry but these are our rules...." -
BKK airport waiting times

BKK is nice airport compared to "Hell of LHR/Paris/Muchen/LAS/ LAX/Dallas etc" and so many others. -
It's smart to have real booking AND ticket printed. For "extension flights" I have VietJet ready to show. If I go to Imi for 30 day extension and don't use it I re-book for an other trip 30 days later and only "loose" $ 20-30 (price difference plus re-booking fee). It's worth to have a solid real ticket. Unless you are "it never happens to me" crowd... PS. Last flight from EU by Thai they checked nor once but twice all tickets. First at the desk and then again at the gate.
