  1. I know, I've tried last 2 years and QR code hasn't worked with Krungsri bank app
  2. Every time I've paid at City Hall they only ever required the mailed invoice. They don't care who's paying so don't need passport or any condo docs It's a pretty simple process. Get number, see staff who check invoice with computer and then you go to pay desks. Has only ever taken me 10 minutes max.
  3. I have two condo. One only charges for water used in 35 baht increments. The other also adds a 40 baht per month water meter fee. Maybe it's age of condo when water meter installed. First was 2009 no fee, 2nd was 2015 they charge fee?
  4. The Condo property tax is only for people who rent out their Condo. However to prove that you don't rent out a condo and actually live there you need to get a yellow book and show it to City Hall. I don't know how to get a yellow book so I just pay the tax but mine is 1147 baht so I'm thinking about it Edit: I'm wondering why a TM30, 90 day report and Residence Certificate wouldn't be enough proof that I live in my Condo?
  5. I recieved mine on Tuesday. We have until August to pay I think so I wouldn't sweat it being a little late. I tried to scan the QR code to pay in my Krungsri app but says can not recognize. So I guess I'm off to City Hall again, which has always been simple and quick but just a little bit of a hassle to get there.
  6. Immigration handbook says differently. Criteria 2 says you must have temporary permission to stay and have a visa stamp in passport. So a non-o visa qualifies.
  7. As a Condo owner I've leased out a Condo through a Real Estate Agent and we had no obligation to provide Juristic with any lease details (as none of their business). Asking for a TM30 is also ridiculous. We do have a warning sign that letting <30 days is not allowed and will be reported, but it's up to Juristic to notice that there is a constant changeover of residents to report. Seems to work well as we have no airbnb in the 3 building Condo complex.

  10. So you're just trying to scare monger and gain business for your legal firm. Lame. I've done 3-4 visa exempt entries a year since 2015 and many people enter far more than me. If you're a legal professional you need to get another job more suited to your limited research skills

  12. How many times does this have to be explained as false info on the Embassy websites. This is the 3rd thread in a week claiming this wrong info as fact.
  13. You had a 90 day visa and a 60 day extension but you couldn't plan to depart by day 150 of stay? Anyone that plans for a 3 day overstay deserves to get fined lots in my opinion. Having said that people that do plan to overstay seem to forget that if caught on even 1 day overstay they can get a 5 year ban from Thailand

  15. Your math is off as OP works month on, month off and says he wants to do 5 months per year in Thailand so 5 Visa Exempt entries.
  16. That's funny 😁 My passport was issued in 2015 and it only has 9 years of Thai stamps in it (as Australia doesn't do stamps). IO's have never raised any concerns over only having Thai stamps?
  17. I don't think you'll have any problem being away from Thailand for a month each time. I've been doing 7-9 months in Thailand on visa exempt last couple of years no problem (generally 2 months Thailand, 1-2 months Australia)
  18. He doesn't have the 12 month extension yet so his re-entry permit would expire same day as his 90 day non-imm O date
  19. What I've found different this trip is that there are so many baht bus driving down the beach side lane instead of the inner lane. Has made it much more difficult to get a ride as they can't stop to pick you up without crossing 1 or 2 lanes of traffic? Do they maybe pick up from right lane as well now as I just saw them pick up from middle lane 😄

    Just because someone is new to the forum doesn't make them new to Pattaya or Thailand life (I've owned a Condo in Pattaya since 2009).
  21. A random googled photo and no article source link? Ah, found it reported in Pattaya News where OP is almost identical wording. At least they showed a red & black Honda CBR as photo 😆 The bike pic shows very little damage, just some heavy scrapes down right hand side (unlike the pic of a totally destroyed bike in OP)

  23. I was a little shocked last year when I got a 2900 baht elec bill in April when normally it's about 1200-1400. I serviced the aircons as weren't as cold as they should be and put a movable fan in the tv room. I still used aircon in bedroom all night to sleep but Elec bill in May came back down to 1500

  25. For anyone 50+ you can get a yearly retirement extension + multiple re-entry permit for 30k a year through an agent, so costs 600k baht spread over 20 years. That leaves 2.8 million you can spend on any perks you like 😉
