Is the closure of your favorite bar or restaurant imminent?

High Rollers,  Seeland Brewery, Hemingways Pattaya, Cheap Charlies Jomtien, Hedonism Soi 7,  Corner Bar Soi 7 ( coming soon). Just some of the recent new openings taking advantage of vacant premises and most likely locking in favourable rental deals.

I took a bit of a walk around town yesterday. Overall I would say the mood was optimistic. Yes it was quiet due to the election booze ban, but lots of work going on. Go Go bar fronts getting cleaned up, a bit of work here and there (Heaven Above) and what appears to be improvement and expansion at the former Goldentime. We must all know of the very ambitious new High Rollers bar on Soi Pothole too.

What's your definition of "immediately?"  Was that when borders opened, Test & Go finished, or when the Thailand Pass ends? 

 

I've posted some ads from the bahtsold website which actually gave dates when the covid discounts would cease.  Rents were set to double, triple, and more, in the near future. 

 

Most leases are for 3 years.  There will be no profits for most of the 3 year leases.  Will current owners dip into their savings again to buy the same lease, twice?

Which failed predictions would they be?

 

Closures - happened.

 

Businesses moving to different locations for cheaper rent - happened. 

 

Cheap rent temporary structures in Tree Town popular, rather than bricks and mortar - happened.  

 

Apps growing in popularity - happened, and still continuing.

 

Bar girls not returning to Pattaya until there were enough demand for their services - happened. 

 

Property market here taking a hit (low rents / no sales) - happened, and still continuing.

 

Price rises in F & B as will as lady drinks and bar fines - happened, and still continuing.

 

Future closures after covid rent discounts come to an end - happened, and still continuing.

 

Walking Street unable to compete with LK Metro / Baukhao area - happening now. 

 

Poor high season coming up due to covid and global economic factors - pending.

 

Business owners unable to renew their lease when it falls due - pending.

 

Casinos in Thailand - pending. 

 

Your comment is "Pattaya is thriving" despite there being more staff than customers in the majority of businesses, the majority of the time.

 

When asked, "thriving compared to what, and when" you have no answer.  ????

I'm not sure how these places make money on a street lined with bars. Seems like they would break even at best.

 

The chances of somebody just stumbling into your joint for a beer seems very remote, almost like winning the lottery.

 

I guess you could find buddies that take to a certain bar and return there each time because you know they will be there.

 

So maybe the answer to your question about bars closing is how much community you have built up at your bar, not how bright the lights are or how cheap the prices are since those people will be one off customers and also everybody else just copies it.

You keep saying that, but if that was the case, I wouldn't know that Papagayo is now open, and I also wouldn't know that the tall girl singing at Billabong last night was wearing a silver top and short red skirt, and the shorter singer was wearing a fluorescent green dress, and the lady singer at Triangle Bar was wearing a silver sequence dress. 

 

Perhaps other members that actually live in Pattaya, and not the village, and do go out, can confirm this.

 

When are you back from the village, scuba?  ????

I was in Billabong Bar last night.  Very quiet.  Staff, that also includes the band, would have outnumbered customers. 

 

Triangle Bar quiet also.

Customer loyalty does not exist here.  Most move to where the price is cheaper, hence, a race to the bottom here.

You've probably watched one of the many daily YouTube videos that come out. I'm in Pratumnak and see lots most days

What's Pattaya like right now? I'm not there. Is it worth living there for say 6 months?

 

I want something that resembles pre-covid days, and not just a ghost town with a few things open.

 

What % is it at back to a pre-covid normal, 50%, 70%, or?

Watch the many YouTube videos that come out daily, that will tell you. I'd say 60% back, Buakhao 80%

It is spotty.... areas like Buakhao and Tree Town may remind you of Pattaya of old, Walking St, Klang, Soi 7 and 8, more like Beirut after the port explosion. It has been busy lately as we have music festivals and every damned weekend is a long holiday one! 

I hear many places are stuck in the doldrums.... maybe Phuket is doing better.

Weird. I'm thinking it may not just be a Covid problem, but something much bigger. Like economies in trouble that lasts many years. If it was just a Covid thing I think it would have bounced back by now and not just lingering in a bad state.

There are signs of pickup... a pal in the vehicle rental business had zero stock available.... I was looking for a room in town in a few days and a lot of searches returned as fully booked. Of course the world is also in economic doldrums...high inflation, energy crisis, foolish wars...airlines aren't bouncing back so well, and flights remain expensive.

Yeah. If your thinking of getting a bar or restaurant now for things to pickup, I think you will get burned. It's a fakeout, there may be what looks like a recovery of sorts, but then things turn hard downhill for a long time.

 

I think that Beach Club place in Tree Town is a great example. They did it all fancy expecting hoards of people to return and are probably thinking what the hell is going on. They probably thought they were getting a prime spot for a deal but caught a falling knife.

I heard yesterday the area was booming, but it was a holiday and music festival....

How about the new 'High Rollers' place....  I liked it when I went, but wonder if there is sufficient market for it.

The official tourist numbers are 20% of 2019.
