I know Isaan and Kalasin province are a few klicks from Patts. but here is rough comparison. So if you take our small village in Isaan I've heard (even though you can't believe all you hear), that a ry of land on the main road is B1000000 and a ry of sugarcane or agricultural land is B100000. I know someone around here paid B2000000 for 2 ry of nice land about 300 m from the main road a couple of months ago. But there again, I bought 7 ry of land for B19000 years ago (people needed the money). As I said, you have to put in some leg work and go look-see in the Villages around the Cities. There is Land around at 2.5 M / Rai but it is not plentiful, and you cannot find it from the main roads. In our Isaan village land on the main road is about 3 million baht a rai, and still a million a rai on the edge of the village. Rice paddy is still in the 100-300,000 baht a rai range - as long as it is not on a proper road or have power. If you go 40 miles from the nearest town might be cheaper. Before the covid closure, I spent some time during my travels and did a bit of leg work. There were some deals around, from thais who were looking/paper signs put up for land sale. Most of the good deals can be found by just driving/looking around , asking people/talking to people in the area. I can only imagine the from experience, that Thais are just a bunch of tyre kickers, I hear often their excuse is "waiting on approval from the bank..."
