Longer Stay Hotels - Chiang Rai area

There was a thread here a while back about good budget hotels, but what about a hotel that is of better quality for longer stays of a month or so ?  I'm potentially looking for a room with aircon, fast internet and a desk and chair suitable for some personal laptop work, laundry service available, and food close by as well as 7/11 of course. Anyone know of something suitable ?  My guess is that the internet is the hardest bit, what is normally advertised as "high speed" is usually no better than dial-up.

 

Mae Sai area also an option, but less keen on that due to Covid over the border in Myanmar. 

Rent a condo in the Condotel is my recommendation.

Airco, good wifi, with laundry and a little convenience store in the building. Nice pool tool! Everything within walking distance.7/11 and the main market 500m away.

You can run the internet off your phone relatively cheaply if the on site stuff is a bit slow.
