The agents we use do plenty and fully earn their commission. It bears remembering that we list with many agencies and those agencies put in the work to list our property and show our property but only 1 agency will end up with a commission for all that work. Once again, I must proclaim that I, myself, am far too lazy to ever be an agent--but I much admire the hard work they put in. Spouse and I have sold 24 properties in Thailand since we arrived in 2010. A few we sold ourselves but most were sold with the help of an agent finding a customer and bringing that customer to our property. I will always highly value agents--thanks to them we have a great track record of sales, all at a profit. Certainly exposure is super-important. Thailand does not have an MLS (multiple-listing system) so one must list separately with each agency. We always try to list with as many agencies as possible to get the most exposure, as you never know what buyer looking for what you are selling will happen to walk into what agency, or choose which agency website to search.
