New House build recommendations

We are looking at building a L-shaped pool villa.

Looking at 3-4 mil budget for the house.

Would like to add the pool after or is it financially better to do it along with the build.

Any recommendations for builders in Central Thailand.

We have a 2 storey house at the moment which is so cool downstairs but can be an oven upstairs after April rime.

Would love to have a large bungalow with a high roof to help keep it cooler as a neighbour's bungalow is extremely humid in the hot season,so much so that they sit outside.
