LTR Investment Suggestions

Currently I “Earn” (Passive Income) approx $45K pa and would like to go for the LTR Visa. 
 

Feb next year I can add another $46K pa (Pension at 60)  so would be able to meet the $80K income criteria but I don’t want to wait 2 years until I have all the paperwork in place. 

 

In the early days of the LTR I read reports of guys being in a similar situation  & got their LTR based on previous income + future pension numbers rather than having “Earned” $80K for the past 2 years - is this true? 
 

If I can’t do that, what are my options for investing the 10Million I need to invest.
 

I’ve got my eye on a Condo that’s 14.5 Million but that would have to be in the GF’s name (16.5 in my name) so pretty sure it wouldn’t count. 

 

Any thought on what my options are?
I’ve seen another condo I can buy in “Foreign” name for 9M but what do I do for the other 1M?

I already (> 10 years) have a Non-IMM O, don’t want to “downgrade” to an DTV? 
 

I want an LTR for Tax reasons… being polite, I don’t need any advice on any other visa options… I’m already sorted,👍🏻

Did you even bother to go to the LTR website and look at the qualifications?  It clearly states if you don't meet the 80,000 figure but at least 40,000 you can then make an investment of at least 250k to qualify for "Wealthy Pensioner" category.

 

Regardless, this is not where you should be asking questions. You should be doing your own research and then contacting the BOI with any questions. Because anything anyone tells you doesn't matter. The BOI makes all determinations and all decisions about the LTR. They are responsive to questions and their answers are the only ones that matter.

I asked the question because as I said, other posters in the past (couple of years ago) said they were able to get an LTR with >$40k annual income & the promise of future pension income

 

The official site suggests I need to have $80K passive income for at least 2 years hence me asking about investing 10Million options. 
 

I’ve done a lot of research, but there’s nothing better than real world examples. 
 

Here’s stupid me thinking that asking for advice like this is what this forum is for…

The "promise" of future income doesn't matter. You can qualify with $40k/yr income plus an investment. Which is what you have in mind, just why you mention 10 million baht is a mystery (it's $250k).

I understood it to be that I if I couldn’t meet the $80K number, then I needed to invest 10Million THB

 

if it’s $250K, then that’s more like 8.4 Million THB 👍🏻

use of an agent. That can be done for advice alone or more. 

I looked into it for myself however the option of income alone 80usd per annum was not suitable.

This is good advice.  I have an LTR and know from my going through the process, had several questions arise during that period though my financial situation is really simple.  Anyway, the BOI folks speak English well, are very friendly and know almost all the answers.  They can therefore advise you what you might lack in order to make that up so that you qualify for the visa.  And yeah, I had a non-O for 20+ years but noticed the LTR and how it fit my situation perfectly.  I have been thru the 1st year advising of abode (less than 10 minutes total at immigration).  Just call or email the BOI and advise them of your situation and let them tell you what you need to do.  They seem really happy to talk with the prospective visa candidates IMHO

Thanks for all the comments, I maybe should have shared that my main reason for asking is I need to make a decision in the next 6 weeks about whether to take (up to 25% tax free) PCLS (Pension Commencement Lump Sum) out of my pension next year. 
 

If I can swing the LTR based on >$40 pa income past 2 years & a guarantee of another >$40K in pension then I won’t take any money, if I can’t then it’s 6 months outside of Thailand next year (Tax) & a $250K investment. 

 

Special thanks to the person who pointed out it’s $250K & not the 10Million THB I thought it was, makes a huge difference to my plans 👍🏻

 

Edit: Sorry, it’s 9 years on a Non-IMM O, I can remember watching the France Croatia World Cup final on the rooftop of Chulia Mansions whilst I waited for Banana Thai Visa agency to get me my Non-IMM O “Retirement” (1 year, multi-entry in those days 😊)

Just confirming you post for the reader. I have used the 65K monthly transfer since my 2011 retirement from the US for retirement. No issue with Chiang Mai Royal Immigration. I prefer to keep my retirement funds invested earning dividends. (Footnote, yes down over a years's total income in value under the current administration).

Contact the LTR. I don’t believe the 80,000 requirements still exist. Anyway I gave them one tax return and not two. They want to give you the LTR if you are financially well off. They respond to  emails and are responsive and well educated staff.

In the case that unearned or passive income is lower than USD 80,000 but not lower than USD 40000, the applicant is required to make additional investments of USD 250,000 combined in Thai government bonds OR direct investment in companies registered in Thailand OR Thai property
 

Put it into bonds, when the time comes that you find a property you like, cash the bonds out and put it into the property.

They took away the income requirement for the Wealthy Global Citizen category, not for Wealthy Pensioners.

Yes, this. Despite the references to "two years" in the description, everyone I know who has been approved for the Wealthy Pensioner LTR has only been asked to show one year of income.

They asked my to show two years which was easy enough and confirmed what I wrote.

As mentinoed above for the CORRECT answer, it should come from those that determine the qualifications - the BOI.  They will be able to give you the only answer that counts while we here on the forum might guess ...

Well, I did try to find an answer on that website, but there was nothing there about joint ownership of condos!.  Not surprising really! 
But I can try asking them, if I can find someone who knows what I mean!

I don't want to hazard a guess.   I'd chat directly with the BOI.

Correct. I was told by BOI that, in order to be considered for the 80K, you have to show minimum of 12 months passive income (e.g. pensions, inerest payments, investment yieds, etc.) in excess of 80k
