I don't believe you, and since you are the one who posted "Lots of Pattaya residents are purchasing new properties in the 20MB to 50MB and up price range." I am calling you out on it. 

 

Post a link to some recent sales, or where you sourced the information for your comment.  You said "lots of Pattaya residents" so it shouldn't be difficult. 

        On the Forum, I've praised the good dental care I've received in Pattaya.  That does not translate into me being the owner of a dental clinic and hawking Pattaya dental care.  I've also posted many times on the good selection of shopping Pattaya has.  That does not mean I own a Pattaya shopping center that I'm pushing.  Ditto for the good selection of Pattaya new car dealers I have mentioned a number of times.  Doesn't make me a car salesman.  And, of course, I've also posted many times on the good variety of housing for sale or rent in Pattaya.  Doesn't make me a realtor, which I am not. 

    For the umpteenth time, I am far too lazy and far too impatient to ever be a realtor.  I have used lots of agents and I certainly admire the hard work involved with being an agent, but not for me.  What I am is a retired college library worker who, when I retired in 2005, never earned a salary that hit $40k a year.  But, good benefits and I could retire with 30 years of service and have a pension with COLAs--so important.  I have said that I would now be poor as a church mouse if I had never bought my first condo and had rented all my life--but that is my experience.  Everybody forges their own path.

     With each new post you make, you bring a repetitive take to your utter ignorance of Pattaya real estate, which leaves you with zero credibility on this subject.  But, worse, you demonstrate a complete lack of desire to actually learn anything.  Instead, it's just the same old thing--calling someone a liar when they are just remarking on something that is, in many cases, simple common knowledge.

     Case in point, my innoculous remark in a previous post that people are paying 20MB and up for properties in Pattaya.  This is nothing new, at all, yet you responded like I was telling some huge lie and you demanded I 'source' my information.  That, in itself, is just super-ridiculous, bud.  I mean, really lame even for you.  Next, you wilI be demanding that I 'source' that the sun comes up in the morning if I state that I'm having a nice, sunshiny morning.    Both ridiculous, and ignorant, and on that level, to demand I 'source' people buying 20MB property.  

   Northshore condo, built way back in 2006, has a second highrise tower that has huge, full-floor condos, one per floor.  You own the entire floor.  They run around 30MB, and have for years.   You don't know this?   Reflection, also not new, has highrise Building A, which has 2 huge condos per floor, 20MB to 30MB or so.  Don't know Reflection, either?  Saranchol, Park Beach Naklua, Northpoint, The Palm, Zire, View Talay 6 and 7, Silver Beach, Ananya, Sky Beach, Arom Wongamat, Royal Cliff, and others also have condos priced at 20MB or more.   Other than Arom, the projects on the list are not new.  You're ignorant of all of these--never get out at all?  

     The same holds true for housing projects.  Jomtien Park Villas and View Talay Villas both have houses priced at 20MB and up.  Neither project is new.  Same for Siam Royal View and Silk Road and others.   Also not new, people buying properties for 20MB and more in these projects.   You've never noticed a single billboard advertsing "X" project for "X" amount over 20MB?

    What I do find to be new is the sheer number of housing projects that have been recently constructed with prices of 20MB and up.  And, more are in the construction and pre-selling phases.  They are scattered all over the Darkside of Pattaya and are obviously finding buyers or they would not be continuing to build them.  

    Spouse and I looked at a 3-bedroom house in one of these new projects on the Darkside.  The 3-bedroom is the cheapest model they sell.  One-story, not a large house, smallish bedrooms, smallish bathrooms, smallish living room.  Nice pool.  I told the sales lady I wasn't seeing any 'wow'--which I was expecting in a house costing over 20MB fully finished.  Still, as we were being driven around, we could clearly see they have sold houses and buyers have moved in.  (When I mentioned in my last post your 'getting off your butt' and doing your own research, I meant doing something like this, which my spouse and I do fairly frequently.)

    What is also fairly new for Pattaya, I think, is the construction of some really super-expensive houses, with some of them in the Siam Royal View project.  When I say super-expensive I'm talking about over 75MB.  Obviously, small numbers at this price point and up but interesting that there are buyers who will pay that for a Pattaya property.

     Instead of continuing to show your vast ignorance, I suggest, again, you get out and do your own observations.  If that is too hard, there are a number of Youtube websites that preview new housing projects and also individual properties for sale in Pattaya that can give you a good idea of what's actually going on here.
