Selling land quickly in this economic climate

My wife has been trying to sell some land, not where we live, for years. I guess nearly 3 years now. I note that so many Thais just leave an entry on a property website, and it never moves. She is no expert and I am not khun Thai

This was not a big issue until recently as we want to quit Thailand lock stock and barrel, so we want to sell this land to help with the airfares.

Now is, obviously, not a good time to achieve best prices for land or anything else, but quick is better than top price.

I know this is sort of wrong-way-round because the forum is for farang buying/selling (and any internet look-up in English nevitably schools farang into how to buy), but does anyone in TH have any useful insights as to how we (ie she) can shift a chanotted, unsullied 7rai, about 2km from a large north-eastern university, FAST?

     If you have not already done so, you should put a large for sale sign on the land with the size of the land and a phone number.  Consider also giving the price.  I am not familiar with that area but I would also list the land for sale with all available realtors in the area, with photos.   Price it to sell, not sit.  Your wife should also try to get the word out as much as possible with locals in that area, including the local municipality.   You can also try posting on Facebook and other internet sites.   Good luck.

Good info above by @newnative  and put on any local Thai sites available, FB marketplace or group sites selling/buying.  Kaidee, dd property, thai property, just don't sign any exclusive agreement.  

 

If on road, especially with electric & water already, if should go fast.  Not so fast if water & electric 100m away, and access to paved or unpaved road nearby.  Slower if farm land, especially if needing backfill to build on.

 

7 rai, probably easier sold in 1 rai parcels, so apply now to cut it up & chanote'd.  That might take a while, dependent on which land office dealing with.

In case your wife goes to the temple, she shoul spread the news there. Works !
