House Measurement In Tl - How?

Not too long ago I went along with a buddy to visit a fancy "built for farang" housing estate outside Pattaya. A very smooth Brit salesman was showing us around. In one plan, I remarked that the place seemed awfully small for xxx sq m. He pointed out an outdoor terrace and entry area .. then told me that houses here in TL were measured by "any area over the foundation".

Sounds odd to me. We always measured (outside surface) wall to wall of interior space.

There are many ways the agents or contractors will try to pass off what the real Sq. footage is. I heard the most common(sounds like a scam to me) is from the middle of the house to outward.

I just got a real contractor here in Bang Sare & although he uses meters instead of ft. He uses the more American way of measurement ,the perimeter walls length x width & then add pop out space decks & extras (always intrerior measurements as well) Quicksiva went thru all the ways the agents try to sandbag us on actual sq. footage. No mater what unit of measure the standard you talk about comes out the same, the rest seems to be a snow job. Cause it is only as big as the real footage is, unless they are talking cubed measurements, but on this planet I think we all want the actual sq. footage or sq. meter. Any other way is got to be a joke. Chownah is excellent on crunching numbers- maybe he will respond . he is always right on the money & a humble man as well as pleasant.

I changed contractors before starting as he used terms I could not even Google & didn't seem like more than a grunt in the trade.I read so many opposing views on one of the housing threads & the real estate agents (some of them will try to blow smoke up your ass) Chownah is also an ace farmer! You seem to be good at numbers your self. you should be able to get some good advise here. I trust Quicksilva's advise as it always is on the money & he is a humble man as well!
