Hi,

Could one of you nice people translate this bit for me. The GF wants to have a new bedroom built in her parents home and this is the before and after layout.

The builder says that 40k Baht is the price. I could be wrong, but my gut tells me that there is some bra bill padding going on. Is 40k a fair price for a bedroom in a not so modern house in the Issan badlands? The location is in Kranuan near Khon Kaen.

This plan says - before (top) including clockwise: kitchen, door, new wall, toilet, bedroom #2, watch tv area, bedroom #1, empty area (centre), door, play/relax room.

After (bottom) has the 2 bedrooms in the play/relax area with the rest of the space empty for "guests" and sitting (apart from the kitchen and toilet).

40 K sounds a bit expensive if there's no roofing or anything required but the cost of everything has gone up in the last 6+ months so maybe not too far off. Good luck with it!

Not sure but isn't your drawing showing two different possibilitlies...like option 1 and option 2?

How big is it?

I can't tell from the drawing what is existing already and what will be built new....are they going to build two bedrooms?....a bathroom?

Hi Chownah,

The top picture is the way the house is laid out now. I don't why is says 'new wall' unless that is being repaired/rebuilt. The bottom is the new layout which moves the bedrooms to the other side of the house. Of course, the GF did not explain this. She said that she just wanted a bedroom constructed. I think there will be a western style bathroom. There is another document which I have sent to the translator but it might have some personal info so I did not want to post it. I'm shy :o

Once I get the breakdown of the costs, I will post it as it could be a useful reference for others. Actually, I think I will post the Thai version for those who cannot wait.

Here is the translation from the agency.

1. Lift up the house 8,000 baht

2. Fill dirt 3 large trucks 500 baht per truck

3. Brick 550 bricks 3,000 baht

4. Cement 35 bags 4,500 baht

5. Floor tile 25 boxes 125 baht per box 3,125 baht

6. Ceiling tile 20 sheets 100 baht each 2,000 baht

7. Stone for mixing floor 3 trucks 1,500 baht

8. Toilet for bathroom 3,000 baht

9. Water heater 4,000 baht

10. Labor (for completion) 10,000 baht for 3 people

Total cost 39,625 baht

Basically, the house will be lifted, the potholes filled in, so the new tiles won't sag (but I think they will sag in the future as there is no time between the filling in and the laying of tile), new tile laid, the old bedrooms removed and 2 new bedrooms made, 1 bedroom will have a hot water shower and a falang toilet.

Girlie is gonna have to dump some gold to get this done. :o
