I Want The Land Titles

I wont go into a long detailed story,but im going to tell a Young Thai guy that i done a few favours for to give me his land up in Khon Kaen area.

The land is about 3 acres long but very close to all amenties,value is at over a million baht.

I have done this thai guy a lot of favours and i know he had a nervous breakdown when his parents were killed and he was in hospital a long time which resulted in him forgetting things and at one stage drinking etc.

But i have looked after him and he owes me something.

I have already suggested he sign all of it over to me but he is reluctant and im trying to pressure him to give me 50%.

His parents were killed in a car accident last year and the land was left to him,only problem is the grandfather has the land titles and i have met him and he is verey shrewd old guy.

He does not seem to trust me.

But as far as i know the land title name is in the young thai guys name not the grandfathers so legally im sure my thai friend can take the land title back.

I think this is a Chanote,this is what i need ,where can we get this?

I want to put my name on it.

I know i need legal advice however my questions are so i know what to say to a lawyer is,

1. Being a farang ,would i have to set up a Thai Company to put my name on that land say me 49% and my Thai friend 51%?

2.I will have to make some sort of monetary exchange,can i say pay 1000 baht?

3.The grandfather has the title and wont hand it over to the grandson,the grandson is 22yo so he is a adult,legally he must hand it over ? The grandfather is very protective of him.The grandfather is some sort of elder in the area and he took me aside and put his face in my face and told me not to do anything to hurt his grandson as he knows he is a bit "slow".

But his grandfather is not with him everyday so i am owed something i believe..

The land has one building small shop and two nice small houses which are rented out.

4.Can i take the whole lot 100% of land?

5.IF .........the grandfather has 50% of the land,and i dont know this,but IF ...he has his namer as 50% ,can i buy out my thai friends 50%?

6.Can i create a Thai Company that just accumulates land of Thai people?

Really i wonder if someone could tell me if i have to go register Thai company name etc or just put it in my name?

I think this land will good in the future,i would like to build shops on it one day as its close to everything.

Do you reccomend i see lawyers in the Khon Kaen area? or Bangkok area?

I would like a Lawyer who is not judgemental and i know it sounds selfish but i believe i should try to get what i can in my life and i really do believe that land will be valuable in the future.

I might actually talk to one at Thaivisa legal office if they have some specialising in land to farangs.

You sound like a dodgy bugger to me, be careful the old bloke doesnt have you "seen to". Get a grip and lay off the idea of being owed payback for looking after someone.

Obviously I dont know the full story or to what degree your life has been so inconvenienced as to have you believe you deserve this compensation but your post reeks of greed.

Hope you know when to pull your head in.

Well,im not a troll.

I probaly will talk to a Lawyer ,but im not exactly sure as where to start.

Yes ,i know i sound greedy,thats why i asked for someone not judgemental,its really not the Lawyers business asking me why i want the land is it.

Im not saying for you to agree to me, all im asking is if it will be complicated?

Is the process easy or going to be a headache?

All im asking is that he put 50% of that land in my name,thats all,i want some sort of thanks.

Im not asking you to judge me thats why i want someone like a professional who wont judge me and i want to know where i can foind someone like this.

I read on the other forum of loan sharks taking the deeds/chanote/land titles and selling the land if the debtor does not pay so then i gather it must be a easy process to transfer my name to that title,thats all im asking,im not asking you to judge me. ok

All i want is it to cost the least and be not complicated.

Secondly if he is willing to sign it over,then theres no problem.

I think i can own 49% without setting up a company is that correct?

My best bet obviously will be to take him to see a Lawyer and we start fro there i guess,really i only want half of it,im not sure why i cannot take half.

If i go to a Thai Lawyer,how much would roughly they charge to ask advice such as this?

The best advice is go to the property and get in, and stay in, grandpa's face right up until he has you taken care of, Thai style. Problem solved. Who knows, maybe you can even get buried on your new land. Greed is not a nice attribute.

suggest everyone back off the accusations. OP got to the Issan section of this website & one of the sponsers is issanlawyers based in Khon kaen. One of the partners is a french guy who is fluent in English & will be able to advise you properly.
