I sincerely apologise sir / madam.....I am a complete d*ck - I never noticed I had typed 2009 - I did mean to put 2010 in my original posting.

Sorry for the confusion. My interest in this building site is only as an innocent bystander. I have no intention of buying. Next time I will keep my nose out of other peoples misfortune.

I live in Jomtien and it saddens me that the place is not the thriving buzz of activity it once was and is now a a place of many broken business plans and dreams.

This whole string of postings starts off great with excited posters and as the months go by the posting change dramatically.

Sadly it could be turned into a "How badly can things go wrong investing in Thai property booklet"

There is enough bad news on Thai Visa these days with out my "doom and gloom" as others say about my blunt and succint comments.

Sometimes the truth hurts.

I have nothing more to the add. I will let the tumble weed and dust that blows down the dirty Sois be the swan song for this once happy smiley place............. :( :jap:

Think the worst offenders are the idiots who say don't buy more than you can afford to lose.... There are no rights for foreigners in Thailand..... Thais hate us..... <br><br>whilst i dont think i have ever wrote any of the above statements ,i do think there is some truth in them and im not sitting in a 3000 bt rental condo in soi khao talo(not sure there are any condos in that road to be honest.....lots of villages and shop houses). i have condos and houses for rent here so i am an investor and get a small return.<br>when you buy a condo off plan then you have to be careful as you are putting a deposit on ..well nothing to be honest so if it dont happen you would lose it,and usually they say"don't buy more than you can afford to lose" more when it comes to buying a house in a thai ladies name or a bar  which actually is good advice as many HAVE lost there house!! <br>there are less rights here for foreigners,yes we have rights but its very very difficult to do anything here with out the bribes etc to get someone in authority to uphold any of our rights and to be honest a thai gets a lot better response when shit hits the fan for them.<br>"thais hate us" is extreme for sure ,i just say they prefer our money to actually having us here with it as it takes a little effort to seperate us from it.<br>"Nobody ever made money investing in Thailand" of course again is untrue as there are many foreigners here who can make some money but its true its not easy to make money here as there are many difficulties to overcome....you can make a return on investment here but its only small..usually 5 to 10 percent and even then has risks due to thai laws for foreigners etc,a farang who makes very good money here is indeed lucky and usually has a lot of thai people connected to his business/investment. usually its those that plan to open a bar/shop/restaurant that this statement would ring true in 99.9 percent of cases.<br>so even though the idiots you talk about may be really negative its probably a lot better than saying everything is great and easy and thais love us etc as then new investors will be given a very false impression .....there are a lot of problems that can and do occur here regularly(especially pattaya) as it is a popular place for many scammers to do well.<br>as to the suan sawarn project and this thread then the problem is people being told different things by the office workers and therefore no one knows what to believe as if the story stayed the same each time then there would be no thread and we all know that if a project is in trouble then its vary rare to get the truth until too late. <img src="http://static.thaivisa.com/forum/public/style_emoticons/default/sad.gif" class="bbc_emoticon" alt=":o"><br>
Anyone thats disagrees with your post has either never been in business in thailand or is blinkered by a fixed pension /living i would say, <br><br><br>

I and I am sure a lot of other people are getting very tired of all the fighting going on here, if you have something constructive to say then post it if you just want to fight and nit pick then you are going to get a warning if not a suspension.

I've no more words about this project. Not a word to be said for 2 weeks now? Is there really no people who are visiting the site who can come up with any info?

I was there last week spoke to office and visited the park and suan sawarn. The park appears to have some people moving in wo title deeds expected in july. Suan sawarn appears bldg a complete bldg b well underway and c and d just structures. Bank releases funds in phases as most units had only 50% deposit they depend on bank financing. Latest status is ye 2010. Have some pictures available if anyone interested.

Yes progress has been slow and late but most posting their negative comments on the board appear to be competing projects.

Looking forward to that.

Went today between 12 and 1, looked in most rooms.

- building A looks complete

- building B about 70% complete, all bathrooms tiled, most rooms have wood floors and kitchen counters, just need sink & warmers and some finishing/painting/trim etc. Most have doors now as well. 1st floor needs most work.

- building C & D1 structures

- building D2 foundation

I will be going back next week. If anyone wants specific pictures PM me.

Also if anyone purchased unit in building B 4th floor #50-55 overlooking building A and interested to sell PM me.

Update pictures og building C, please.

Building C has roof on and walls in place. Went by there two times this week and they were working on cement work and starting to put up steel (for steps etc.) in rooms. Have some pictures and will send later.

Well i have already had two holidays at park lane .One with the family for a month and one alone for a week .Next month July we return for another week .I love it and think of it as a long term investment . :D

lol, isn't that sweet.. a holiday...

well, i look at mine as a longterm investment as well and i'm here for a loong holiday also,

only i got 200k discount so not bad for a longterm investment.. still happy with my investment

even if it gets finished in 2013 lol.. for 20.000€ i basicly traded in my bmw for a fully furnished condo..

have to say hands up for the rimmer for his comment on the negativity and stupid posts goin on for so long now..

and last but not least, planning on drivin to jomtien tomorrow if i can wake up tongue.gif

if i succeeded i'll make some new pics also from the park, not that i think it will be loads of news but i'll give it a shot anyway..

I would not think of this as a long term investment,basically it's a stalled disaster, 2013? I should imagine around that time major structural deficiencies will be becoming apparent,you will be looking at your other investments to prop this one up. Look how thin the dividing walls are,look how it is already heavily dusting,look at the thickness of the floor slab.

I would not think the developers will let any early occupancy proceed,it would show up premature failings and bring the workers from the unfinished buildings to correct,no I think you will all be herded into it at one fell swoop,money off you,and off the developer goes laughing to the bank.

Your BMW must have been a clunker ,because that is what you have bought into

Gave up architecture last week,into brain surgery this week.

Looking at the last round of pics it does not seem to be an exciting project. I know cheapness is the name of the game,but Christ how cheap can it get? The landing photo with the doors just showing along the run of the corridor,is that the Thai 51%?,please tell me it is,..the covering over the 1st floor landing looks as if it's the roof off a bike shed.

Noise will be the biggest problem there,anyone living close to the lift shafts will be like a bear with a sore head awakening in the morning,and that bike shed roof,it looks if its constructed out of wriggly tin will be like a drum beating when the rains fall,more sleepless nights.Reminds me of a prison,not that I've ever been in one(probably the only one in the whole of Thailand)

The whole place reminds me of a austerity package,1950s stuff repackaged up and delivered in 2013?

Some of the pictures more remind me on a high - security jail!

Oh another newbie slagging of Suan Swarn. A high-security jail with ceiling high windows?

No, not everyone is slagging off Suan Sawarn. I observe it is plainly highly efficient, most of the "add ons" have been removed for more efficiency for the larger Germanic buying element, quite Teutonic and very effective

Evening entertainment ,because of the Germanic/continental European element there will of course have nightly Oom-pah bands playing, and the darling of Bangkok Thai/German club scene Marlene Dietrich AKA Sunee Kasikoorn will be serenading with songs such as “Watch on the Rhine”, “Mien Blond Baby” and the tear jerker “White Cliffs of Dover”, hopefully followed by “My Old Mans a Dustman” for the more Anglo elements

The wearing of Lederhosen will be obligatory and of course thigh slapping will be undertaken with the utmost gusto with the serving wenches offering the Bavarian Brew.

Altogether a most hilarious and enjoyably time must be had by all

It would be a shame to close this thread as so many people who are overseas are relying on it as a source of information so please confine your remarks to the project and it's progress.
