Can Falangs legally lease land for 60 years and what are the additional cost and how does it work if you want to sell remaining lease time to a falang? Or a T :) hai?. Also what if they leave it to their half blood Thai citizen children?

You may need the advice of a good (ha ha) lawyer. The maximum maybe 30 years, at which time, if you have done a nice devoloping said land, the owner can get it back. Heard some very scary & expensive stories on this exact subject. Good luck, :) tread carefully.

My understanding is that only 30 years is legally enforceable regardless of what lawyers etc may tell you. That is because that is the maximum the land department recognizes.

If you have Thai children just buy it in their name, but cannot sell until they come of age. Just make sure you cover eventualities if a divorce and wife gets custody.

The most recent of several prior threads on the 30+ year leasing issue:

http://www.thaivisa.com/forum/60-Years-Leasing-t267983.html

there are also several prior threads dealing with putting property in your child's name ... and again, mainly in the property sub-forum.

Or, is your query somehow specific to Chiang Mai ?

30+30 is legal but only the first 30 years will give you the protection you should be looking for!

Put another way - the first 30 years (of a properly drawn-up lease) is "I know so". Any "+30 years" extension element beyond that is "I hope so". Not sure of the conditions attaching to passing the balance of the lease on via sale or inheritance etc. As others have said, the property sub-forum will provide you with a better view and (likely) answers - the laws are national not specific to Chiang Mai.
