It seems that it is not only people in Thailand are being ripped off by Thailands developers.

Questions to the estate agent - Isn't foreign land ownership generally not permitted in Thailand? How will these villas be owned?

I'm surprised that they didn't raise their eyebrows at promises of a 12% net annual return, guaranteed for 8 years... i.e. almost guaranteeing their money back.

Absolutely! A fool and his money are soon parted.

Unfortunately it still gets Thai property market a bad reputation.

time to wait and see. It will be the lowest point next year.
