Need Ceiling And Wall Insulation For 72 Sqm Bkk Condo

Please someone who has skills in installing insulation in ceiling. I can hear the people next door and smell their cooking. Thanks in advance. I read that they can shoot through some holes in the walls and hollow ceiling. Any suggestions would be appreciated.

Although I am not at all an expert in building or construction, I have the following observations:

In Thailand homes and condos are not built with cavity walls, like in colder climates. Being a condo owner myself I have often thought about how to keep my condo cooler - and save some money - which could be achieved (I guess) by installing double glazing.

Without the presence of cavity walls, it is virtually impossible to apply insulation.

When considering insulating ceilings in condos, you have to take into account what is already there with regard to fire and safety regulations and whether the introduction of insulating materials in ceilings could compromise fire safety.

Some condos have open connections via the floor/ceilings to the next floor above, in order to continue services and utilities, which is considered dangerous, as fire can quickly spread. Therefore a closed and solid floor/ceiling set up should provide maximum safety and also maximum insulation from noise.

What will be difficult to remedy is noise that travels. For instance people pushing furniture around or children banging on floors or walls with heavy objects.

These are the best reasons I can come up with against adding insulation in a condo.

I repeat, I am not a builder and I know very little about building or construction.

hi thanks for the reply, I understand what you are saying, this Condo has high ceilings in apartments from 15 floor to 18, i used to live on the lower floors,

and in one room studios, 35 sq m, this is like a double room, and very high, need ladder to get up and change light bulbs which are inside the ceilings. When I clean out the air conditioner filter I can see inside the ceiling to the end of the walls. they are empty except for a sprinkler system for fire and wires for the lighting. The cracks are pretty big at the edge of the apartment causing the music and TV and voices to go through. the former owner built a wall with installation on the bedroom side and since he had a large heavy Mahogany closet at the end of the room, the man did a bad job and left it open by the closet. Also the electric and cable outlet was not sealed correctly and needs to be redone. I had a few people come to give estimates and non did, they are very busy, and the man that did the job in the first place won't come back since he did a bad job here and in a shop on first floor. He only answered the phone because he didn't recognize my number.

No one wants to do the job of finishing the wall and insulating the ceiling. It is fire proof stuff that they use either fiber glass or the better one from google insulation from Australia actually is like a foam that hardens and the ceiling does not have to be replaced since their is about a foot of space inside that needs to be sealed. It will help with keeping my air conditioning in and the hot air out. My electric bill last month was over 6000 baht. we were told by juristic that the original owners are or should be responsible for the bad construction and to contact and fill out a form which we did last week We are waiting to see what they say. In any regard we will either have them do it if they will or finally get someone to do it for us. Homepro doesn't seem to understand me and said they cannot.

So many men who do construction have come here about other things i wanted like mirrors and tinting of the windows, building cabinets and many other things and they said they would get back to us and no one has. Either the job was not big enough, or they were just too busy or something to give us a price?

That is why I put it up here and was hoping someone had an idea or knew someone

Be very careful with the Silver Foil.

We have had electrical fires due to the foil being in contact with the electrical wiring.

Most insulation in Australia is fire proof.

There is a product in OZ that you can gill in areas with a foam which you might be able to have holes drilled and fill in the walls.

Check with hardware stores ot Tesco Lotus.

It is different with products in OZ.

No I have not been able to get anyone at Homepro Ploenchit or Tesco or on Craigslist or Thaivisa to do the job for us, we have had contractors all say the same thing, it is the ceiling that needs to be insulated about a foot hollow area on 36 sqm per room, there is electrical wires up there and sprinkler, Management says contact the original builders and request the work in writing, they say they will come and look now going on two weeks. They have replaced a compressor in the air con based on they were responsible but since I am not the original owner, they charged for the remote box in the wall and on the wall since it was not functioning.

I am willing to pay to get it done and the rest of the walls since it is not finished. The electrical outlets were never replaced on that bedroom wall that he had partially built with wallboard and metal and i guess some sort of insulation but like I said the former owner never cared about completing the job correctly since he knew he was selling. I saw that OZ in Australia on Google I think and it looks like the way to go but cannot find anyone that wants to do many jobs I requested being done here. I am surprised with the economy and all we went to furniture shows asking for contractors to do work, like screens on windows, and window tinting, and ceilings and walls insulated and they say they will do the work when they have time, and send a list of items and plan with prices but no one has done that yet. There's the companies that spray foam, although I thought that was mainly for insulating the roof space and cavity walls of houses, rather than condos. (and I think it;s sprayed using long hoses connected to the truck outside so might not be an option for the floor you're on.)

If you google roof insulation Thailand you'll find some old links to them in thaivisa.

I have no ability to do any of this myself. I need to hire someone and it has been impossible to get any kind of help so far, except for mirrors and even with that they never came back to finish a few items they screwed up on once they got their money. It has been difficult finding qualified or even unqualified people to do any work here, as of yet.

Well after searching for help with insulation of walls and ceilings in Bkk Condo due to noise and shoddy, bad, construction, the Juristic manager got us a contractor that did the bedroom with his staff of 3 men. it has taken 3 weeks so far and they are not finished. They have done amazing job cutting the ceiling and ripping down the wall that the former owner had built.

The ceilings are hollow and the brick in the ceiling and walls are not cemented correctly from the developer. We took allot of pics and are trying to get some reimbursement for this huge job.

What they are doing is cementing the walls and ceiling and spraying the expandable yellow glue type substance. Then the insulation of the fiberglass that has aluminum paper around it.

Then putting in foot long cement blocks about 3 inches thick and then cementing that and plastering and painting. Putting back the ceiling and doing this in the bedroom and the two bathroom ceilings and the water closet outside in the hallway.

Also putting in an exhaust fan to get any smells of smoke or cooking.

They hopefully will be finished this week and then we will see how it works.

If it works we will do the living room the same way.

He also helped us with our airconditioning units and he found that where the drapes were, was a leak from the terrace upstairs. We are changing the rods for the drapes and he notified the juristic about the leak upstairs and they promised to fix that. So after about a year of advertising here and other websites, we were lucky to get this man to do the job so far we are happy with the possibility of sound proofing and smoke proofing our condo.

We seem to be the only owners that care or actually live here full time.

6k a month??? In a 3bedroom house with 2 AC's and a pool I paid 4k, how much <deleted> AC do you use and what temp??? i pay 1500 tops in a apartment ...
