Koolpunt Ville

Any members here live in Koolpunt Ville project 12 or 14.

Can i get some opinions on these developments and the neighborhoods surrounding the project.

Is there still any other developers like Koolpunt in Chiang Mai worth looking at too ?

Frankly speaking, I'd look for a decent Moo Baan for the pass 2 years. Koolpunt Ville is one of the most expensive lot. Go do some research on the ground, you will find lot's and lot's of "good" Moo Baan around with cheaper price. Get those money to renovate the interior. IMHO.

We looked at KPV 14 6 months ago, and it was all sold out except for 2 parcels. I was surprised considering it's 6-10M baht but apparently there's plenty of well to do Thais. The show unit was a 10M unit but fully fitted with furniture and air cons - they wanted 15M for that.

We decided against it because:

- Right next to the freeway (Mahidol Rd). Thais consider this a plus of course, convenient access and never heard of the word noise pollution.

- Teeny-tiny gardens. Probably because the land is so expensive at 30k+ / sqw

- High prices - the houses are nice but the land price makes it very expensive.

Paying over 10M baht just to live inches from your neighbor on a busy freeway didn't seem like a great value to us. The Titan was a very nice house though.

Land&House has a similar reputation to KPV. IMO this is worth a lot, as you know you're going to get quality houses and quality management. Obviously Thais think so too ;)

At 15M THB, you can built a Villa. Can't deny that the KPV houses are modern, but their prices is too steep as the locations is in Chiang Mai. I had view a house called something like, The Carnation. There are only about 8 units. A 200 Talang wah of land, I can't remember the total surface of the house though.

6 bedrooms, 4 bathrooms, 1 study room and tell you, you can even lost your way in that house itself. It's too big and it cost a total of 9.6 M THB. A very big house to live in.

At those prices surely it would make more sense to go down the road to Palmsprings and buy one of the houses at the back on a nice big lot. You would get a second hand house but have money left over to do it up, and not be only inches from the neighbours.

KPV 14 is very expensive due to the outrageous land prices, due to its proximity to Central Airport Plaza, prompting small lots and large houses.

KPV 12 is much more affordable with prices for lot+house starting at about 2.5 million baht. The lower cost of land makes it easier to invest in a larger lot, or to buy two smaller lots.

I cannot speak for KPV14, but living in KPV12 is rather nice. Neighbors are respectful and well behaved. Security is good, after the recent upgrades with added guards, police on duty at night, CCTV, and no unannounced visitors.

Negatives: Homes are built by subcontractors on KPV designs, some of these contractors are better than others. You do need to sit on them and have them redo anything you don't like, especially during the last two months. We had them redo wall surface textures, tiling, and areas around windows several times, until they got it right, or at least 90%.

It has been mentioned that windows are an issue:although attractive, they are quite delicate in construction. We decided to have the builder hold off on a couple and used a different supplier. Some of our neighbors also experienced problems with roof tiles cracking or becoming dislodged, which required fixing.

On the positive side, you can customize anythingyou want, from layout/floorplan (number, size, and position of rooms,bathrooms, carport, etc.) to materials (type of bricks, tiles, bathroom fittings, paint, flooring, etc. They just discount their materials from the total bill and you provide your own (plus installation, in the case of wood or laminate flooring and special items). We employed our own architect, so that things would go smoothly, added about 70 sqm to the plan, and chose our own flooring, paint, colors, fittings, and doors.

Prior to moving here, we lived in Palm Springs and had contemplated buying a house and renovating, but our architect pointed out a series of problems with renovating, unless you tear down and rebuild from scratch. The risk of flooding, lack of a good covenant, and wandering dogs did the rest, although we do miss the ponds and expansive public areas. All in all we feel that it was a good decision to move here.
